英國買樓出租市場的物業達870萬間 創下歷史新高

英國買樓出租物業市場發展迅速,隨著市場擴大,更多長期租客推高有關數字。

新研究顯示英國租務市場全面增長,據估計目前約有870萬間物業進行私人出租。

Octane Capital的研究顯示,英國租務市場規模位居世界第四位。若根據出租房屋數量,英國買樓出租市場僅落後於美國、德國及日本。

該排名基於Octane的估計數據計算,即英國目前有超過2,950萬間物業。有關研究著眼於住宅數量、私人出租比例,以及據此計算所得的相對出租房屋總數。

仿效美國、德國及日本

這些國家的租務市場龐大,規模超越英國。在英國自置物業雖然被視為終極目標,但就全球其他地區而言,情況似乎並非如此,終身租屋並非什麼吸引選擇。

據Octane表示,美國約有1.397億間物業,其中4,700萬間屬於私人租務市場。德國約有2,000萬套私人出租物業,而日本估計有870萬。

正如Octane Capital行政總裁Jonathan Samuels指出,隨著生活態度和方式的改變,英國買樓出租市場有望迎來更多終身租客

他表示:「隨著長期租住成為更受歡迎的生活方式,我們可看到在長期租住方面,英國開始追趕其他領先國家。」

英國買樓出租價值

私人出租物業約佔英國所有物業三分之一,可為數以萬計租客提供住宿,顯然舉足輕重。Samuels指出,由於樓價高昂,很多人無力置業。

該公司上月亦發佈研究報告,進一步估計當前英國租務市場的價值。根據目前庫存水平,Octane認為英國現時的買樓出租市場價值約達1.7萬億英鎊,而過去五年增加2,390億英鎊。

由於有關數字基於物業價格,倫敦的出租住宅無疑價值最高,約達5,000億英鎊。Octane表示,首都是非常受歡迎的熱門租住地區,約佔英國所有私人出租物業的19%。

逆境中蓬勃發展

Samuels認為,該市場近年面對一些困難,政府通過削減稅務優惠、提高印花稅和調整租客費用規例,試圖「壓抑投資」。他補充指,疫情亦影響一些空置期較長的業主。

但他補充指:「儘管如此,該市場仍然相當穩健,繼續成為租務市場重要支柱,而此為很多人依賴的市場。」

「與此同時,英國的業主從買樓出租投資獲得可觀資本增值,整個市場的價值亦大幅增加。」

「我們希望市傳當局將上調資本利得稅仍屬傳言,因為有關稅項的任何進一步上調,均可能觸發現有庫存減少,導致市場總價值在過程中下降。」
