伯明翰住宅市場成為大型發展商必爭之地

伯明翰正進行大型重建計劃積極活化市中心,令投資者和置業人士的投資氣氛濃厚,新建住宅項目仍然在市場上熱賣。

伯明翰市中心進行大規模重建及活化

根據Unlatch的數據,英國全新物業的整體平均售價為每平方尺261英鎊,而二手物業的平均售價一般為每平方尺236英鎊,相差11%。

兩者差距在伯明翰更為明顯,但研究顯示,樓價差距視乎郵政地區,差異可以很大。這可能由於目前正進行重建項目的重要地區,大量新建樓盤正在興建及銷售。

伯明翰廣受歡迎的珠寶區(Jewellery Quarter)的郵政地區為B18,二手物業的平均售價為191英鎊,而該區的新樓平均售價為每平方尺386英鎊。兩者樓價差距高達102.1%。

對於新建物業的溢價,第二受歡迎的郵政地區為B32,該區位於市內西部。該區新建物業和二手物業之間的平均價格相差71.6%。新建物業價格約每平方尺338英鎊,而二手物業價格為每平方尺197英鎊。

該研究中,其他值得留意的價格差異地區分別為B11 (70.1%)、B16 (61.6%)、B12 (52.3%)、B66 (49.7%)、B20 (46.5%)、B26 (45.7%)、B71 (44.9%) 和B31 (39.7%)。

熱衷於投資伯明翰的買家

Unlatch英國主管Lee Martin表示:「伯明翰目前正受惠重大重建項目,很大程度受惠最近英聯邦運動會推動,整座城市都有令人興奮的項目推出。」

「這意味著新樓的庫存水平健康,而且有大量熱切投資的買家期望搶購,建築商集中在重點地區發展項目,新樓獲得健康水平的溢價。」
