曼徹斯特、利物浦及列斯帶領英國樓價上升

隨著買家需求創歷史新高,英國樓價增長維持強勁。英格蘭北部一些地區的樓價錄得最大升幅。

根據Zoopla最新樓價指數,年初至今買家需求較2020年高出27.5%。供應量維持低位,相比2020年,推出市場的新樓數量下降6.1%。供不應求情況預計未來幾個月仍將持續。

英國樓價3月錄得年均升幅4%。過去五個月,樓價上升速度一直維持該水平,甚至更高。3月的樓價升幅是自2020年10月以來最低水平。這反映樓價連續數月穩步上揚後趨於平穩。

Zoopla研究部主管Grainne Gilmore解釋指:「基本的供需失衡仍將維持。隨著業主進一步「尋找空間」,需求將維持強勁,尤其是部分設有辦公室的企業正制定工作模式長遠的改變。」

「更靈活工作安排為業主帶來新機遇,可到更偏遠地區進行投資。同時,95%按揭貸款擔保計劃推出,將帶動首次置業人士的需求增加,在供應量未及補充下刺激需求。」

樓價低廉地區及城市帶領熱潮

樓價較低的地區,樓價升幅繼續跑贏大市。威爾斯(Wales)以5.3%年增長率冠絕英國市場。約郡亨伯(Yorkshire and the Humber)及西北部緊隨其後,樓價分別上升5.3%及5.2%。目前樓價升幅最低是倫敦,年增長率僅為3.1%。

根據Zoopla最新城市樓價指數,北部城市樓價繼續展現最強勁升勢。由於樓價較低,這些地區的需求特別強勁,因為自住買家和物業投資者的資金可取得更大回報。

Zoopla指數包含的20個城市中,曼徹斯特、利物浦及列斯的樓價連續三個月升幅最為強勁。這些城市的平均樓價亦遠低於英國平均樓價£223,700。

曼徹斯特:曼徹斯特的樓價年度升幅最為強勁,上升6.5%,冠絕英國。該市過去兩個月的樓價升幅居首,在此之前的兩個月則位居第二位。經過如此升勢後,曼徹斯特平均樓價目前為£185,800。

利物浦:西北部另一城市利物浦緊隨其後,樓價上升6.3%。該市在2021年1月和2020年12月的樓價指數增長最為強勁。利物浦亦是平均樓價最低的城市之一,約為£130,600

列斯 列斯的樓價以5.4%年增長率位居第三位。該市過去三個月位居第三位,在此之前徘徊前五位,反映該市經濟持續增長。當地平均樓價維持可負擔水平,約為£179,100。

北部地區樓價會維持強勁升幅嗎?

儘管英國樓價及需求預計將趨於平穩,但北方部分地區預計將繼續領先,受惠買家需求強勁和樓價上升。印花稅優惠逐漸減少期間,樓價較低的地區有望迎來強勁需求,尤其是北部地區。從7月1日到9月30日,印花稅寬免將適用於價值不超過£250,000的物業。

北部地區長遠來看,預計樓價將出現強勁增長。第一太平戴維斯預測在2025年的五年內,西北部和約郡亨伯的樓價將錄得最大升幅,預計分別上升28.8%和28.2%。
