A property’s condition is very important to more than 50% of British renters

The state a rental property is in is the most important consideration for new tenants in the UK private rental sector, followed by a landlord’s quality and value for money.

A research has revealed that 52% of tenants think the state a rental home is in is extremely important to make a decision to rent whilst another 46% say having a reliable, good landlord is equally as important.

Property agents Your Move compiled the survey and furthermore stated that 45% of renters want value for money and 38% say the property’s location is extremely important.

Another 31% stated parking is extremely important to them, 24% are looking for a low maintenance home and 20% want good storage space.

Things that are not as important to tenants are: having a garden, communal space and any additional services. Only a mere 17% rated having a garden as extremely important, 10% named communal space as the main factor and 7% were looking for additional services.

The research also stated an overall high level of satisfaction amongst its participants. A total of 66% of renters said they were either happy or very happy with their current living situation. In comparison, only 10% answered the same question saying they were unhappy and 5% said they were very unhappy.

“It’s not just about where you actually live anymore, but also the condition of the property as well as whose roof you’ll be living under, that are collectively important to tenants these days,” said Valerie Bannister, head of lettings at Your Move .

“As the rental sector continues to grow, so do people’s expectations of what a property should offer them and it’s understandable that landlords who present and maintain their properties and who even consider the lifestyles of their prospective tenants will be viewed more favourably than others,” she pointed out.

It reflects our findings that the landlord’s willingness to respond to reasonable requests from tenants, for property improvements etc. is viewed as extremely important when a tenant makes their decision to rent.”
