Buy-to-Let Mortgages Explained: Everything You Need to Know
A buy-to-let mortgage is a loan used to finance a property that will be rented to tenants rather than occupied by the borrower. Unlike a residential mortgage, lenders assess it primarily as an investment, with the property’s expected rental income playing an important role.
Because buying an investment property is probably one of the biggest financial decisions you’ll make, the mortgage you choose will play an important part in how that investment performs.
For many first-time investors, that raises a number of important questions, which are often some of the biggest barriers to getting started. How much deposit will you need? Can you get a buy-to-let mortgage if you’ve never owned an investment property before? How do lenders assess affordability?
This guide not only answers those questions, but it also explains the costs and risks involved and shows how mortgage finance fits into a wider buy-to-let investment strategy. You’ll also learn how BuyAssociation helps investors navigate every stage of the buying journey, from identifying suitable opportunities to securing finance that supports their long-term objectives.
What Is a Buy-to-Let Mortgage?
A buy-to-let mortgage is a specialist product for those investing in rental properties, which usually requires a minimum deposit of 20%.
Although buy-to-let mortgages work very similarly to residential mortgages, offering fixed-rate, tracker, repayment and interest-only options, lenders assess them differently as they place greater emphasis on the property’s expected rental income.
The following sections explain the different mortgage options available, who can apply, how lenders assess affordability and the factors to consider when choosing a buy-to-let mortgage.

Who Can Get a Buy-to-Let Mortgage?
Buy-to-let mortgages are available to a wide range of borrowers, including first-time investors, experienced landlords and limited companies, provided they meet the lender’s eligibility and affordability criteria.
There isn’t a single set of rules that applies to all lenders. Some specialise in first-time investors, others focus on experienced or portfolio landlords, while some offer products designed specifically for limited companies.
Eligibility usually depends on a combination of factors, including:
- Age – Most lenders require applicants to be at least 18, and they may also set a maximum age by which the mortgage must be repaid.
- Home ownership/first-time buyers – Many lenders prefer applicants who already own their own home, although some will consider first-time buyers who have never owned a property before. The choice of mortgages may be more limited and lending criteria can be more restrictive.
- Previous landlord experience – Some lenders specialise in first-time landlords, while others are aimed at experienced or portfolio investors.
- Employment status – Both employed and self-employed applicants can qualify, although self-employed borrowers will usually need to provide more detailed evidence of their income.
- Personal income – Some lenders require applicants to have a minimum personal income.
- Credit history – Lenders will consider how you’ve managed borrowing in the past when assessing your application.
- Existing financial commitments – Lenders will take your existing loans, mortgages and other regular financial commitments into account when assessing your application.
- Deposit – The size of your deposit can influence whether you qualify for certain mortgages as well as the products available.
- Expected rental income – This is one of the main factors lenders consider when assessing a buy-to-let mortgage.
Because every lender has its own criteria, one lender may accept an application that another declines.

How Much Deposit Do You Need?
Most buy-to-let lenders require a deposit of at least 20%, with 25% often needed to access the widest choice of mortgages. And, in some circumstances, particularly where the property or borrower is considered higher risk, lenders may require a deposit of 30% or more.
That is considerably more than for residential mortgages, where buyers can sometimes borrow with a deposit of just 5% or 10%.
The amount you borrow compared with the property’s value is known as the loan-to-value (LTV). For example, buying a £200,000 property with a £50,000 deposit means borrowing £150,000, giving you a 75% LTV.
Lower LTV mortgages generally have more competitive interest rates, lower product fees and a wider choice of lenders. As a guide, rates on a 60% LTV mortgage are often around one to one-and-a-half percentage points lower than those on an equivalent 85% LTV mortgage, although the difference will vary between lenders and market conditions.

How Do Lenders Assess Affordability?
Most buy-to-let lenders assess affordability primarily on whether the property’s expected rental income will be enough to support the mortgage. They will also consider your own financial circumstances, applying a range of checks designed to ensure the mortgage remains affordable over the longer term.
Rental income
Most lenders assess rental income using an Interest Coverage Ratio (ICR), which compares the expected rent with the mortgage payments. The expected rental income will normally need to be between 125% and 145% of the monthly mortgage payment. So, if your monthly mortgage payment is £800, the property would typically need to generate between £1,000 (125%) and £1,160 (145%) in rent.
Stress testing
Lenders don’t usually assess affordability solely using the mortgage’s initial interest rate. Instead, they apply a higher notional rate, usually 1% to 2% higher, to check whether the mortgage would remain affordable if borrowing costs were to increase.
Personal income
Although rental income is central to the assessment, some lenders also have minimum income requirements. Others use your personal income to help assess your overall financial position and ability to manage the mortgage.
Credit history
Lenders will normally review your credit history to understand how you’ve managed borrowing in the past. A stronger credit record can improve your choice of lenders and mortgage products. It’s therefore worth checking your credit report before applying, as this gives you time to correct any errors or address any issues.
Existing financial commitments
Existing loans, credit card balances, mortgage payments and other regular financial commitments can all affect affordability. Lenders use this information to assess how much additional borrowing you can comfortably support.

What is the application process for a buy-to-let mortgage?
The application process varies slightly between lenders, but it usually involves:
- Initial affordability assessment
- Mortgage application along with supporting documents
- Valuation of the property
- Lender’s underwriting checks
- Formal mortgage offer
- Legal work and completion.
A straightforward buy-to-let mortgage typically completes within four to eight weeks, although applications involving limited companies, portfolio landlords or unusual properties can take longer.
Preparing your paperwork in advance and working with an experienced mortgage adviser can help avoid delays and identify any potential issues before your application is submitted.

How Much Does a Buy-to-Let Mortgage Cost?
The cost of a buy-to-let mortgage varies between lenders and products and depends on both the interest rate and the fees charged. The mortgage with the lowest advertised rate is not always the cheapest overall, as arrangement fees, valuation fees and other charges can significantly increase the total cost of borrowing.
Check out our mortgage calculator.
What determines the cost of a buy-to-let mortgage?
The main factors include:
- Loan-to-value (LTV) – Borrowers with larger deposits can often access lower interest rates because they’re borrowing a smaller proportion of the property’s value.
- Mortgage product – Fixed, tracker and discounted variable mortgages are priced differently and offer different levels of payment certainty.
- Market conditions – Mortgage pricing is influenced by both the Bank of England base rate and lenders’ expectations for future interest rates (swap rates).
- The lender’s assessment of risk – Rental income, your financial circumstances, landlord experience and the property itself can all influence the products and rates available.
- Ownership structure – Limited company buy-to-let mortgages are priced differently to mortgages for individual landlords and have a smaller range of lenders, so rates and fees can sometimes be higher. Investors often use limited companies because, unlike for individual landlords, mortgage interest can usually be deducted from taxable company profits. Profits can also be retained within the company and reinvested.

Which type of mortgage is right for you?
The most common options are:
- Fixed-rate mortgages – Usually available for two or five years, keeping your interest rate and monthly repayments the same throughout the fixed period.
- Tracker mortgages – Usually follow the Bank of England base rate, so repayments can rise or fall as the base rate changes.
- Discounted variable-rate mortgages – Offer a discount on the lender’s standard variable rate for a set period, although repayments can still change if the lender’s variable rate changes.
The right option depends on your investment strategy and attitude to risk and the outlook for the base rate. Some investors value the certainty of fixed monthly repayments, while others are comfortable with a variable-rate product if they believe borrowing costs are likely to fall.

Repayment or interest-only?
Repayment mortgages have higher monthly payments but gradually reduce the amount you owe, whereas interest-only mortgages have lower monthly payments but leave the original loan to be repaid at the end of the term.
With a repayment mortgage, each monthly payment covers both the interest and part of the original loan, so the mortgage is fully repaid over the agreed term.
With an interest-only mortgage, your monthly payments cover only the interest charged by the lender. The original loan remains outstanding and must usually be repaid at the end of the mortgage term, often through selling the property or refinancing.
For example, borrowing £225,000 over 25 years at an indicative interest rate of 4.5% would produce monthly payments of around £844 on an interest-only mortgage, compared with approximately £1,251 on a repayment mortgage.
Neither option is automatically better.
Many investors choose interest-only borrowing because the lower monthly repayments can improve cash flow and leave more capital available for future investments. Others prefer the certainty of gradually reducing the outstanding loan and owning the property outright at the end of the mortgage term.

What upfront costs should you expect?
In addition to your deposit, you should budget for the following.
| Cost | Typical amount | What it covers |
| Arrangement fee | Usually £1,000–£2,000, or a percentage of the loan | The lender’s fee for setting up the mortgage. Percentage-based fees can run into several thousand pounds, particularly on larger loans. |
| Valuation fee | Around £200–£500 | The lender’s assessment of the property’s value and suitability as security. Some lenders include valuations as an incentive. |
| Survey fee | Around £400–£1,500 | An optional survey commissioned by the buyer to identify structural or maintenance issues that may not be covered by the lender’s valuation. |
| Legal fees | Usually around £1,000–£2,000 | Conveyancing costs associated with the purchase. |
| Broker fee | Typically around £200–£800, although some charge a percentage | The fee for finding and arranging the mortgage. Some brokers instead receive commission from the lender. |
| Stamp Duty Land Tax* | Usually 5 percentage points above the standard residential rates | Buy-to-let properties are normally subject to the higher rates and this should be included in the overall investment budget. |
*Stamp Duty Land Tax applies in England and Northern Ireland. Scotland operates Land and Buildings Transaction Tax (LBTT), with the Additional Dwelling Supplement applying to additional properties, while Wales uses Land Transaction Tax (LTT) with its own higher residential rates.

What Are the Risks of a Buy-to-Let?
The main risks of buy-to-let include rising mortgage costs, void periods, falling property values, ongoing ownership costs and changes to tax and regulation.
Understanding those risks before you buy can ensure you make more informed decisions and help you avoid unexpected costs.
Interest rate changes
If you’re on a variable-rate mortgage, or your fixed-rate deal comes to an end, higher interest rates could increase your monthly repayments and reduce profitability.
Reviewing your mortgage regularly can help ensure it stays in line with your investment objectives.
Void periods
Although demand for rental property may be strong, there can still be periods when a property isn’t generating an income.
Tenants move out, replacements can take time to find, and unexpected repairs may delay a property going back on the market.
Planning for occasional void periods and maintaining a financial buffer can ensure you can continue to meet your mortgage repayments and other essential costs.
Fluctuations in the housing market
Property values have historically increased over the long term, but prices don’t always move in one direction.
Local market conditions, interest rates, economic confidence and housing supply can all influence values. While short-term fluctuations may matter less to long-term investors, they can affect your ability to refinance or the return you achieve if you need to sell.
Ongoing ownership costs
Mortgage repayments are only one part of the ongoing cost of owning an investment property.
Repairs, maintenance, buildings insurance and safety compliance requirements can all have an impact on returns. Some properties may also have management fees, service charges and ground rent that must be factored into your calculations before you buy.
Regulation, tax and compliance can change
The introduction of the Renters’ Rights Act means landlords’ responsibilities and the way rental properties are managed have changed.
Tax and regulatory changes can affect the costs, profitability and way a buy-to-let investment is structured. They may also alter the relative advantages of owning property personally or through a limited company, so it is worth taking professional advice before making significant decisions about how to own or finance an investment.

Are Buy-to-Let Mortgages Worth It?
Whether a buy-to-let mortgage is worthwhile depends as much on your buy-to-let investment objectives as the mortgage itself. The key factors are the rental income, potential capital growth, cost of borrowing and how the property fits into your wider investment strategy.
Rental income
The rental income should comfortably cover not only your mortgage repayments but also the ongoing costs of owning and managing the property. Experienced landlords often budget around 20% of their rental income for maintenance and repairs and will build up a financial buffer to cover void periods.
Long-term capital growth
Rental income provides regular cash flow, but many investors also hope the property’s value will increase over time. Strong long-term capital growth can significantly improve overall returns, although property values can fall as well as rise.
For example, if you purchased a £250,000 property in Manchester generating a 6% gross rental yield, it would produce around £15,000 a year in rental income before costs, or approximately £150,000 over ten years. If the property’s value then increased in line with Manchester’s house price growth between July 2016 and July 2026, around 66% according to Land Registry data, it would be worth approximately £415,000. That represents capital growth of around £165,000 and an overall return of around £315,000 before mortgage costs, tax and other expenses.
Leverage
One of the advantages of a buy-to-let mortgage is that it allows you to purchase a larger investment with less of your own capital. Used sensibly, this can increase long-term returns, but it also increases your exposure if property values fall or borrowing costs rise.
Portfolio building
A buy-to-let mortgage should be considered as part of your wider buy-to-let investment strategy rather than as a standalone purchase. Consider how the property complements your existing portfolio, whether it improves diversification and how it contributes to your long-term financial plans.
Investment objectives
Some investors prioritise regular rental income, while others focus on long-term capital growth or building a larger property portfolio. The most suitable buy-to-let mortgage is the one that supports those objectives, rather than simply offering the lowest interest rate.

-
Can I get a buy-to-let mortgage without a salary?
Some lenders will consider applicants without a conventional salary, but the range of available mortgages may be more limited. Because buy-to-let lending places greater emphasis on the property’s expected rental income than residential mortgages, eligibility depends on the lender’s criteria and your overall financial circumstances. Professional mortgage advice can help identify lenders suited to your situation.
-
How long does the application take?
A straightforward buy-to-let mortgage typically completes within four to eight weeks, although applications involving limited companies, portfolio landlords or unusual properties can take longer. Preparing your paperwork in advance and working with an experienced mortgage adviser can help avoid delays.
-
Can I live in my buy-to-let property?
A buy-to-let mortgage is intended for properties that will be rented to tenants rather than occupied by the owner. If you want to live in the property yourself, you’ll need a residential mortgage or, in some circumstances, the lender’s agreement to change the mortgage type.
-
What rental yield should I aim for?
There is no single rental yield that suits every investment, and they will vary widely between different property types and their locations. Gross rental yield is often used as a starting point when comparing properties, but it should never be considered in isolation. A property’s rental income needs to cover mortgage costs, running expenses and potential void periods while still delivering an acceptable return.
A property with a slightly lower yield in an area with stronger prospects for capital growth may prove a better long-term investment than one offering a higher headline yield in a weaker market.
-
Is a 25% deposit always required?
Some lenders will consider deposits of 20%, while others may require 30% or more depending on the property, the borrower and the mortgage product. A 25% deposit is often needed to access the widest choice of lenders and the most competitive rates.
-
Can I get a buy-to-let mortgage without owning a property?
Many lenders prefer applicants who already own their own home, but it isn’t always a requirement. Some are willing to consider applicants who don’t currently own a property, provided they meet the lender’s affordability and eligibility criteria. Finding the right lender can therefore become more important than simply choosing the lowest interest rate.
