The former football ground of Flixton FC in Greater Manchester has gone on sale for £1.25 million.
The brownfield site of six acres backs on to the River Irwell in a residential area close to the Trafford Centre and Trafford General Hospital, just 28 minutes’ drive from central Manchester.
‘Once in a lifetime opportunity’
Appointed selling agent, Hyde Estates & Letting Agents describes the sale as ‘a once in a lifetime and unique investment or development (subject to the usual planning) opportunity’.
Club house opened by Sir Alex Ferguson
Comprising of a football pitch, freehold buildings and leasehold land with 70 years remaining, the site includes a comparatively new 7,000 sq.ft club house, costing £500,000 which was opened by Sir Alex Ferguson in 1995.
The new club house is laid out over two floors and includes a large function room with a balcony overlooking the pitch, a bar, meeting rooms and an apartment. Also included on site is an old club house of 2,000 sq.ft and changing rooms occupying 500 square feet. There is a car park, spectator stands and a former grass training pitch area.
Free from business rates
The site is exempt from paying business rates because it is currently a football club. Trafford Council are considering whether to extend the existing lease or sell the freehold.
Until 2012, the ground was home to local football team Flixton FC, who had been there since 1960. The ground has previously also been used by Manchester City Ladies and local Sunday league side Republic of Flixton and Northwich Victoria FC.
Excellent transport links
The site is within easy reach of local amenities with excellent transport links; four national rail stations are nearby, motorway access is provided by the M60 and M62; Salford – home to The Lowry and MediaCityUK is 18 minutes by car and 45 minutes by train.
