Build-to-rent attracting record investment

Build-to-rent (BTR) is attracting record levels of investment as institutional and private investors commit billions of pounds to a sector that offers strong rental demand, high occupancy rates and attractive long-term returns.

According to the latest research from property consultancy Savills, approximately £4.2bn was invested in BTR during the first nine months of 2026, up from £2.6bn during the equivalent period last year, putting the sector on course for a record year.

But what is driving this interest in build-to-rent, and how attractive are the returns?

The BTR sector

BTR properties are developed specifically for the rental market. They are typically purpose-built apartment blocks or suburban housing schemes with professional management and maintenance services.

According to Savills, the number of BTR homes completed by June 2026 was up 12% from the previous year at 156,688. And if you include those under construction and in planning, that is a total pipeline of more than 310,000 homes.

Almost 92,000 of those completed homes are outside London, with Manchester and Salford the biggest regional markets at 18,700.

Rental premiums and yields

One of the principal attractions of BTR is the higher rents that purpose-built accommodation can command compared with conventional rental properties.

Research published by deposit replacement provider Zero Deposit in June found that the average BTR property achieved a monthly rent of £1,546, compared with £1,377 for the wider private rented sector.

That is an average rental premium of 12.3%, almost double the 6.5% recorded in 2016.

Gross rental yields will vary depending on location and development, but typically range between 7% and 8%.

Tenant profiles

The main markets for city-centre BTR apartments are young professionals, couples, sharers and students.

According to research by the British Property Federation, the majority (51%) were aged 25–34, and 60% were couples and sharers.

Suburban BTR houses, though, attract a very different tenant profile, with families accounting for 38% of households, compared with just 6% in apartment developments.

High demand

High occupancy rates are another important attraction for investors, with property consultancy CBRE reporting occupancy of 95% in its latest UK multifamily index.

The popularity of BTR accommodation is partly attributable to the quality of properties, professional management and additional facilities. Research from resident review platform HomeViews found that tenants rated BTR properties 9% higher overall than comparable privately rented new-build homes, and their management received 16% higher ratings.

Those higher levels of tenant satisfaction help operators retain tenants, reduce void periods and reletting costs, and explain why BTR properties can achieve higher rents.

Investment opportunities

Although much of the investment in BTR comes from pension funds, insurance companies and other large institutions, there are also opportunities for private investors.

These include buying apartments or houses in rental-focused developments with professional management services. Investors with more substantial funds can acquire entire apartment blocks or rental housing portfolios.

Sector outlook

One of the big growth areas for BTR investment is suburban single-family housing, with houses built specifically for renting rather than sale.

These are generally groups of houses developed or acquired as rental portfolios, rather than individual buy-to-let properties. They can form entire purpose-built rental developments or clusters of houses within larger mixed-tenure estates, with professional management provided for all the rental homes.

According to Savills, there were 21,711 completed BTR houses in June 2026, with another 12,771 under construction. Investment in suburban rental housing developments reached approximately £300m during the third quarter alone.

The wider BTR sector, though, is facing a sharp slowdown in new development, with construction starts for apartments and houses falling by 79% in the year to June 2026 as higher development and financing costs affect the viability of new schemes.
