The main reason for this development is especially seen in <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/15\/mixed-news-london-property\/\" target=\"\" rel=\"noopener\">London\u2019s extremely high house prices<\/a>, which made it more difficult to buy a home debt free.<\/p>\n<p>\u201cAs house prices have grown, the ability for many to be able to buy homes debt-free has reduced, as has the yield on any property bought to rent out,\u201d said Fionnuala Earley, residential research director of Hamptons.<\/p>\n<p>The areas to experience the biggest drop in cash purchases are the South East, West Midlands and the country\u2019s East with drops of 13%, 12% and 11% respectively between the third quarter of 2015 and the same period this year.<\/p>\n<p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/13\/meet-five-london-homes-asking-prices-tumbled-20\/\" target=\"\" rel=\"noopener\">The capital<\/a> experienced a drop in cash purchases of 9% to a total of 7,684 and 19% of the entire market. Buyers without financing tend to now seek out homes in the surrounding areas rather than the capital as prices are pushing them out of London.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"ZzaNOMJtdx\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/12\/lse-investigating-londons-housing-market\/\">LSE investigating London\u2019s housing market<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;LSE investigating London\u2019s housing market&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/12\/lse-investigating-londons-housing-market\/embed\/#?secret=GrNUdQDJET#?secret=ZzaNOMJtdx\" data-secret=\"ZzaNOMJtdx\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>\u201cWith lower expectations of future capital growth in London, those buying with cash are looking further afield,\u201d confirmed Ms. Earley.<\/p>\n<p><strong>Areas with the highest ratio of cash buyers were the North East and East Midlands, including cities like Newcastle and Nottingham with a rise of 14% and 2% respectively.<\/strong><\/p>\n<p>\u201cShifting investor sentiment about future gains in the housing market has contributed to the fall in cash buyers,\u201d said Ms. Earley.<\/p>\n<p>\u201cInvestors make up more than a quarter of cash buyers and their activity is far more erratic as it is driven by commercial returns,\u201d she said.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>As the number of homes buyers paying without a bank loan has dropped, it might be time to check whether cash is still king in the UK\u2019s property market.
