{"id":6338,"date":"2017-11-15T15:11:55","date_gmt":"2017-11-15T15:11:55","guid":{"rendered":"https:\/\/www.buyassociation.co.uk\/?p=6338"},"modified":"2017-11-15T15:11:55","modified_gmt":"2017-11-15T15:11:55","slug":"is-buy-to-let-doomed-or-headlines-going-too-far","status":"publish","type":"post","link":"https:\/\/www.buyassociationgroup.com\/en-us\/news\/is-buy-to-let-doomed-or-headlines-going-too-far\/","title":{"rendered":"Is buy-to-let really doomed or are the headlines going too far?"},"content":{"rendered":"<p><strong>National headlines are warning of a buy-to-let &#8220;plummet&#8221;, but are these attention-grabbing, doom and gloom stories a true reflection of the market?<\/strong><\/p>\n<p>&#8220;Concrete signs of a buy-to-let slowdown&#8221; and &#8220;Buy-to-let investing to plummet&#8230;&#8221; are just some of the headlines you might have been reading recently.<\/p>\n<p>The evidence is based on some research that was compiled by Savills estate agency earlier this month, which analysed factors such as uncertainty over Brexit, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/11\/09\/mortgage-rates-highest-monthly-rise-eight-years\/\">mortgage interest rate rises<\/a> and lack of new homes, in order to come up with a five-year property market forecast.<\/p>\n<p>According to Savills, the number of <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/11\/28\/breaking-the-chain-how-to-move-house-without-selling-up\/\">buy-to-let investors with a mortgage<\/a> is expected to drop by 27% over the next five years, from 75,000 in 2017 to 55,000 in 2022. The report puts this down to &#8220;the triple\u00a0hit of extra stamp duty, restricted\u00a0tax relief on their interest payments,\u00a0and mortgage regulation&#8221;.<\/p>\n<h4>A closer look<\/h4>\n<p>However, shift the focus towards the increasing numbers of cash buyers, and the figures indicate that\u00a0<a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/01\/04\/buy-let-yields-remain-strong-know-where-to-look\/\">buy-to-let investors<\/a>\u00a0are not necessarily exiting the market but are looking to invest in different ways.<\/p>\n<p>Cash buyers now make up around 34% of all property purchases, and research by Countrywide has shown that around two-thirds of buy-to-let sales over the past 12 months were made by cash buyers. The majority of the cash &#8211; \u00a321bn over the year &#8211; came from <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/12\/07\/how-are-portfolio-buy-to-let-landlords-adapting-to-shifting-market\/\">landlords remortgaging<\/a> their existing properties in order to release the funds to buy.<\/p>\n<p>Countrywide&#8217;s research director Johnny Morris said: &#8220;Landlords have increased their housing wealth considerably over the last 10 years.<\/p>\n<p>&#8220;This means cash purchases are steadily becoming a bigger part of the market. But a landlord buying with cash will often have a mortgage either on their personal home or other properties in their portfolio.<\/p>\n<p>&#8220;Rising prices have allowed landlords to take equity out of both their personal or other rental homes to expand their portfolios,&#8221; he added.<\/p>\n<p>The five-year forecast by Savills actually shows a 6% increase in cash buyers, from 400,000 in 2017 to 425,000 in 2022, and indicates that landlords will be looking to spend more of their cash in the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/12\/14\/latest-buy-to-let-hotspots-revealed-with-some-surprise-newcomers\/\">high-yielding areas of the north<\/a>, such as Manchester, Leeds and Newcastle.<\/p>\n<p>By making cash purchases rather than buying with a mortgage, buy-to-let landlords can dodge some of the effects of the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/10\/26\/how-to-beat-the-new-landlord-tax-mortgage-changes\/\">lending restrictions and tax changes<\/a> that came into play this year.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>National headlines are warning of a buy-to-let &#8220;plummet&#8221;, but are these attention-grabbing, doom and gloom stories a true reflection of the market? &#8220;Concrete signs of a buy-to-let slowdown&#8221; and &#8220;Buy-to-let investing to plummet&#8230;&#8221; are just some of the headlines you might have been reading recently.
