The Government\u2019s latest initiative on the property front comes with the publication of two \u2018go-to\u2019 \u2018how-to\u2019 guides, targeting home buyers and sellers in England and Wales.<\/p>\n

Included in the\u00a0\u2018How to Sell\u2019\u00a0guide, which at 18 pages, unsurprisingly, does not delve particularly deeply into how to sell your property.\u00a0 The content comes across as rather simplistic but does offer some more insightful advice in parts.<\/p>\n

The great agent\u00a0debate\u00a0high street versus online agents<\/h3>\n

It touches on a range of subjects and references the choices available to sellers between the traditional high street agent\u00a0and the evolving online option, suggesting:<\/p>\n

\u201cYou might want to have an estate agent that you can meet face-to-face or it might be more important that you benefit from the cheaper costs of an online agency.\u201d<\/p>\n

The \u2018How to Sell\u2019 publication does not explain why a seller should be mindful of what they are paying and what that includes.<\/p>\n

It gives a considerable amount of time to the importance of the EPC grading and there are cautionary and topical alerts about fraud, referrals and sole selling rights.<\/p>\n

EPC comes out on top<\/h3>\n

The\u00a0\u2018How to Buy\u2019\u00a0leaflet\u00a0includes standard information about the conveyancing process, more on EPC\u2019s, but aspects are rather basic covering, considering your budget, affordability and basic accommodation requirements.<\/p>\n

CEO of\u00a0NAEA\u00a0Propertymark\u00a0Mark Hayward said: \u201cThese guides will be a very helpful source of information to consumers in understanding the house-buying and selling process.\u00a0Arming consumers with the right sorts of questions to ask will make them much more informed and the process easier in the longer term.\u201d<\/p><\/blockquote>\n
