With Universal Credit, payments can be paid directly to the landlord, and we continue to listen to feedback and work with landlords to improve the system.<\/span><span data-contrast=\"auto\">\u201d<\/span><span data-ccp-props=\"{&quot;201341983&quot;:0,&quot;335559739&quot;:160,&quot;335559740&quot;:360}\">\u00a0<\/span><\/p><\/blockquote>\n<h3><b><span data-contrast=\"auto\">Mortgage lenders have a responsibility too<\/span><\/b><span data-ccp-props=\"{&quot;201341983&quot;:0,&quot;335559739&quot;:160,&quot;335559740&quot;:360}\">\u00a0<\/span><\/h3>\n<p><span data-contrast=\"auto\">According to the Residential <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2019\/03\/07\/buy-to-let-landlords-see-15-year-on-year-rental-income-increase\/\">Landlords<\/a> Association<\/span><span data-contrast=\"auto\">\u00a0(RLA)<\/span><span data-contrast=\"auto\">, over two-thirds of the largest buy-to-let lenders do not permit landlords to let\u00a0<\/span><span data-contrast=\"auto\">property<\/span><span data-contrast=\"auto\">\u00a0to tenants receiving housing benefit.\u00a0<\/span><span data-ccp-props=\"{&quot;201341983&quot;:0,&quot;335559739&quot;:160,&quot;335559740&quot;:360}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">However, in a market leading move, Natwest bank has announced that restrictions on landlords with buy-to-<\/span><span data-contrast=\"auto\">let<\/span><span data-contrast=\"auto\">\u00a0mortgages from letting to benefits claimants are to\u00a0<\/span><span data-contrast=\"auto\">be scrapped<\/span><span data-contrast=\"auto\">.\u00a0<\/span><span data-ccp-props=\"{&quot;201341983&quot;:0,&quot;335559739&quot;:160,&quot;335559740&quot;:360}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">Nationwide is another lender that doesn\u2019t force landlords to discriminate against benefits recipients and is urging lenders, agents and\u00a0<\/span><span data-contrast=\"auto\">landlords<\/span><span data-contrast=\"auto\">,<\/span><span data-contrast=\"auto\">\u00a0to change this outdated practice.\u00a0<\/span><span data-contrast=\"auto\">Paul Wootton, director of home proposition at Nationwide Building Society<\/span><span data-contrast=\"auto\">,<\/span><span data-contrast=\"auto\">\u00a0says:<\/span><span data-contrast=\"auto\">\u00a0\u201c<\/span><span data-contrast=\"auto\">Everyone should be able to access a safe and secure home suitable for their needs. The continued presence of \u2018no DSS\u2019 restrictions in the private rented sector is unfair and denies this right to a significant group of people<\/span><span data-contrast=\"auto\">\u201d<\/span><span data-contrast=\"auto\">.<\/span><span data-ccp-props=\"{&quot;201341983&quot;:0,&quot;335559739&quot;:160,&quot;335559740&quot;:360}\">\u00a0<\/span><\/p>\n<h3><b><span data-contrast=\"auto\">Landlords should assess tenants on a case by case basis\u00a0<\/span><\/b><span data-ccp-props=\"{&quot;201341983&quot;:0,&quot;335559739&quot;:160,&quot;335559740&quot;:360}\">\u00a0<\/span><\/h3>\n<p><span data-contrast=\"auto\">The RLA<\/span><span data-contrast=\"auto\">\u2019s\u00a0<\/span><span data-contrast=\"auto\">own<\/span><span data-contrast=\"auto\">\u00a0<\/span><span data-contrast=\"auto\">research has found that the average amount owed by tenants in receipt of universal credit had increased from \u00a31,600 in 2017 to just under \u00a32,400 last year.\u00a0<\/span><span data-contrast=\"auto\">Since m<\/span><span data-contrast=\"auto\">any private<\/span><span data-contrast=\"auto\">\u00a0<\/span><span data-contrast=\"auto\">landlords are small scale\u00a0<\/span><span data-contrast=\"auto\">and<\/span><span data-contrast=\"auto\">\u00a0rent arrears do cause them problems, it\u2019s understandable that they would prefer the security of<\/span><span data-contrast=\"auto\">\u00a0a tenant that will pay rent in full<\/span><span data-contrast=\"auto\">,<\/span><span data-contrast=\"auto\">\u00a0on time and have the financial means to pay for any property damage.\u00a0<\/span><span data-ccp-props=\"{&quot;201341983&quot;:0,&quot;335559739&quot;:160,&quot;335559740&quot;:360}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">However, the RLA<\/span><span data-contrast=\"auto\">\u00a0agree<\/span><span data-contrast=\"auto\">s that\u00a0<\/span><span data-contrast=\"auto\">blanket\u00a0<\/span><span data-contrast=\"auto\">discrim<\/span><span data-contrast=\"auto\">in<\/span><span data-contrast=\"auto\">ation<\/span><span data-contrast=\"auto\">\u00a0shouldn\u2019t\u00a0<\/span><span data-contrast=\"auto\">be tolerated<\/span><span data-contrast=\"auto\">.
