Buy-to-let landlords<\/a> can now choose from more than 2,000 mortgages according to a financial information website Moneyfacts<\/span><\/b>.<\/span><\/b>\u00a0<\/span><\/p>\n

In October 2007 there were 3,305 buy-to-let products on the market,<\/span>\u00a0<\/span>but the\u00a0<\/span>2008 crash<\/span>\u00a0changed the face of the mortgage industry<\/span>.\u00a0<\/span>The buy-to-let sector\u00a0<\/span>has born the brunt of tax and rule changes in recent years<\/span>,\u00a0<\/span>but<\/span>\u00a0finally,<\/span>\u00a0things are looking up<\/span>.\u00a0<\/span>\u00a0<\/span>Today,<\/span>\u00a0landlords can choose from 2,162 mortgages<\/a><\/span>, including\u00a0<\/span>467 for limited company landlords not using special purpose vehicles<\/span>; the highest number available in over a decade.\u00a0<\/span>\u00a0<\/span><\/p>\n

Higher rates, but lower deposits<\/span><\/b>\u00a0<\/span><\/h3>\n

There might be more deals to choose from, but the rates for buy-to-let mortgages are not falling, as Moneyfacts confirms an increase in the average two<\/span>–<\/span>year<\/span>\u00a0fixed rate of 0.20% since September\u00a0<\/span>2018<\/span>\u00a0and a steady\u00a0<\/span>increase<\/span>\u00a0over the past 18 months.\u00a0\u00a0<\/span>\u00a0<\/span><\/p>\n

However, rates may be on an upward move, but lenders, it seems are using lower deposit mortgages to tempt landlords onto their books<\/strong>. Vida\u00a0<\/span>Homeloans<\/span>\u00a0are now offering an 85% loan-to-value (LTV) buy-to-let\u00a0<\/span>mortgages<\/span>\u00a0and is one of the highest LTV products on the market. Vida joins both Kent\u00a0<\/span>Relian<\/span>ce<\/span>\u00a0and Kensington Building Society\u00a0<\/span>wh<\/span>i<\/span>ch<\/span>\u00a0both offer 85% LTV\u00a0<\/span>buy-to-let mortgages.\u00a0<\/span>\u00a0<\/span><\/p>\n

Lower deposits<\/a>\u00a0<\/span>mean<\/span>\u00a0that existing landlords can look to expand their portfolios without having to stump up the hefty 25% d<\/span>own payment<\/span>.\u00a0<\/span>However,\u00a0<\/span>as lower deposit mortgages carry more risk<\/span>\u00a0<\/span>higher interest rates<\/span>\u00a0should be no surprise<\/span>.<\/span>\u00a0Both\u00a0<\/span>Vida<\/span>\u00a0and Kensington offer a<\/span>\u00a0two-year\u00a0<\/span>fixed<\/span>\u00a0rate of 4.49 per cent<\/span>\u00a0<\/span>with a \u00a31,995 product fee<\/span>, and K<\/span>ent Reliance<\/span>\u2019s<\/span>\u00a0two-year deal\u00a0<\/span>is fixed<\/span>\u00a0at 5.19 per cent<\/span>\u00a0with a 2.5% fee of the mortgage amount.<\/span>\u00a0<\/span><\/p>\n

Opportunities to lock into <\/span><\/b>low rates are available\u00a0<\/span><\/b>\u00a0<\/span><\/h3>\n

As<\/span>\u00a0<\/span>future\u00a0<\/span>economic uncertainty\u00a0<\/span>continues to influence<\/span>\u00a0lenders\u2019 view of\u00a0<\/span>the buy-to-let<\/span>\u00a0market<\/span>, landlords seeking to purchase or remortgage\u00a0<\/span>might do well to take advantage of the myriad of choices currently available.\u00a0<\/span>\u00a0<\/span><\/b>\u00a0<\/span><\/p>\n

According to Moneyfacts<\/span>,<\/span>\u00a0Barclays has reduced rates across its buy-to-let purchase and remortgage range<\/span>, including in a 1.79% fixed rate until April 2022 on a 75% LTV, with an incentive package. Another offering an incentive package is Yorkshire Building Society whose five-year fixed rate is available for 1.96% on a 75% LTV, with a free valuation and \u00a3500 cashback.\u00a0 Landlords looking to remortgage should take a look at Skipton Building Society and HSBC UK. Both are offering incentivised low two-year fixed remortgage deals.\u00a0<\/span>\u00a0<\/span><\/p>\n

With average rates sitting at 3.12% for a two-year fixed, 3.61% for a five-year fixed, and limited\u00a0<\/a><\/span>compan<\/span>i<\/span>es<\/span><\/a>\u00a0looking at 4.08% and 4.53% respectively, and\u00a0<\/span>the\u00a0<\/span>biggest<\/span>\u00a0choice in mortgage deals available for 12 years,\u00a0<\/span>it<\/span>‘<\/span>s<\/span>\u00a0certainly worth investigating the opportunities available<\/span>\u00a0before rates rise again.\u00a0<\/span>\u00a0<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"
