According to City Council leader Sir Richard Leese,\u00a0<\/span><\/b>it\u2019s Manchester\u2019s<\/span><\/b>\u00a0tech sector fuelling demand for office space<\/span><\/b>\u00a0as the city becomes\u00a0<\/span><\/b>the UK\u2019s tech capital outside of London<\/span><\/b>.<\/span><\/b>\u00a0<\/span><\/b>\u00a0<\/span><\/p>\n

Evidence suggests that<\/span>\u00a0it\u2019s the small and\u00a0<\/span>medium<\/span>–<\/span>sized<\/span>\u00a0companies<\/span>,<\/span>\u00a0as well as the bigger companies like Booking.com, Amazon and\u00a0<\/span>WeWork<\/span>\u00a0that are changing the\u00a0<\/span>face of the\u00a0<\/span>commercial property market in Manchester<\/a><\/span>, as they seek\u00a0<\/span>innovative,\u00a0<\/span>flexible working space<\/span>.<\/span>\u00a0<\/span><\/p>\n

Sir Leese\u00a0<\/span>said: \u201cI think the biggest taker for space for at least three years now has been the tech sector, and the property market is no longer being solely driven by major corporates in their requirements for new space<\/span>\u201d<\/span>.<\/span>\u00a0<\/span><\/p>\n

Tech companies want more than an office\u00a0<\/span><\/b>\u00a0<\/span><\/p>\n

Today\u2019s businesses\u00a0<\/span>are demanding\u00a0<\/span>more than just office space<\/span>;<\/span>\u00a0they<\/span>\u00a0want\u00a0<\/span>local amenities and\u00a0<\/span>features<\/span>\u00a0that will\u00a0<\/span>foster creativity and innovation<\/span>\u00a0and\u00a0<\/span>enhance<\/span>\u00a0<\/span>the\u00a0<\/span>working life<\/span>\u00a0of their employees<\/span>.\u00a0<\/span>\u00a0<\/span>The announcement by\u00a0<\/span>Hewlett Packard Enterprise\u00a0<\/span>(HPE)\u00a0<\/span>to\u00a0<\/span>mo<\/span>v<\/span>e<\/span>\u00a0to No.1 Circle Square in summer 2020<\/span>, is a prime example.<\/span>\u00a0<\/span><\/p>\n

Marc Waters<\/span>\u00a0<\/span>UK boss at\u00a0<\/span>the tech giant\u00a0<\/span>described\u00a0<\/span>Circle Square<\/span>\u00a0as “an incredible location”, offering the company “<\/span>an\u00a0<\/span>innovative<\/span>\u00a0<\/span>work space<\/span>\u00a0and vibrant environment which will help us foster a collaborative community of leaders in technology<\/span>\u201d.\u00a0 He also\u00a0<\/span>highlight<\/span>ed<\/span>\u00a0the landscaped areas and pop-up stores as having a key role to play in\u00a0<\/span>\u201c<\/span>creating a great community to make it\u00a0<\/span>a\u00a0<\/span>great place to work<\/span>\u00a0for our employees<\/span>\u201d<\/span>.\u00a0<\/span>\u00a0<\/span><\/p><\/blockquote>\n

Work is currently underway on Redfern, a\u00a0<\/span>Grade II listed former warehouse and office block<\/span>\u00a0that will\u00a0<\/span>offer over 50,000\u00a0<\/span>sq<\/span>\u00a0<\/span>ft<\/span>\u00a0of Grade A contemporary office space.<\/span>\u00a0Redfern will mix<\/span>\u00a0modern office<\/span>s<\/span>\u00a0with retail and leisure space<\/span>\u00a0(including a\u00a0<\/span>rooftop<\/span>\u00a0terrace)<\/span>\u00a0<\/span>to appeal\u00a0<\/span>specifically\u00a0<\/span>to tech workers and creatives<\/span>.<\/span>\u00a0<\/span><\/p>\n

North\u2019s budding tech scene will continue to drive demand<\/span><\/b>\u00a0<\/span><\/p>\n

Manchester is fast becoming a go-to destination for companies who want to be at the heart of the North\u2019s budding tech scene.\u00a0<\/span>\u00a0<\/span>Real estate advisors Colliers International say that almost 40% of new enquiries for office space is coming from the technology sector alone<\/span>,<\/span>\u00a0and\u00a0<\/span>with\u00a0<\/span>a<\/span>n<\/span>\u00a0excess of 63,000 tech jobs in Manchester (<\/span>almost<\/span>\u00a0the combined total of Liverpool, Leeds and Sheffield), it doesn\u2019t look like\u00a0 demand<\/span>\u00a0<\/span>is going to wane any time soon.\u00a0<\/span>\u00a0<\/span><\/p>\n
