So landlords, listen up, make some notes and <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/11\/29\/best-time-landlords-advertise-properties-tenants\/\">rent your property out in no time<\/a>.<\/strong><\/p>\n<p>Online letting agent Upad put a study together that had a closer look into <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/02\/22\/7-surprising-things-that-tenants-would-be-happy-to-pay-more-for\/\">what renters really want<\/a> from their home and found that landlords are generally out of touch with those living in their investment properties.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"EBGpvgoIuZ\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/07\/13\/landlords-looking-cheaper-properties-higher-yields\/\">Landlords are looking for cheaper properties with higher yields<\/a><\/p><\/blockquote>\n<p><iframe loading=\"lazy\" class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;Landlords are looking for cheaper properties with higher yields&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/07\/13\/landlords-looking-cheaper-properties-higher-yields\/embed\/#?secret=cKDtYZADFK#?secret=EBGpvgoIuZ\" data-secret=\"EBGpvgoIuZ\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>Whilst opinions were split whether these additional charges should happen in the shape of a higher monthly rent or a bigger deposit, 25% of respondents said they\u2019d be more than happy to <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/08\/24\/majority-pay-perfect-property\/\" target=\"\" rel=\"noopener\">pay an extra<\/a> \u00a350 every month to bring pets into their homes or have a secured parking space.<strong> For up to date statistics <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/01\/11\/no-pets-allowed-landlords-might-want-rethink-rules\/\">click here<\/a>.<\/strong><\/p>\n<p>Other high-rankers in the list of &#8220;<a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/07\/18\/tenants-fear-eviction-ask-repairs\/\" target=\"\" rel=\"noopener\">tenant wants<\/a>&#8221; were gardens, parking in general and homes with furniture, giving landlords some insight into which areas they could try to improve.<\/p>\n<p>Having access to a garden ranked surprisingly highly as 18% said they would pay an additional \u00a369 per month to have a little bit of their own green bit of nature. Another 15% said furniture was the most important thing, and they were also the ones who\u2019d happily spend the most, an additional \u00a3168 every month to live in a furnished place.<\/p>\n<p>This is a clear statement which shows that renters are <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/06\/08\/private-rented-sector-tenants-happier\/\" target=\"\" rel=\"noopener\">willing to pay more for rental property<\/a>. Especially considering these options don\u2019t need to be some kind of charitable act, but an improvement for which a landlord can then charge a higher rent, earning them a better yield.<\/p>\n<p>James Davis, founder of Upad, commented the findings:<\/p>\n<blockquote><p>\u201cWhile many landlords diligently stick to no pets rules or don\u2019t feel there\u2019s value in providing even white goods to their tenants, the evidence is there to suggest they could improve their yields by relaxing their stance on this and looking at what else tenants want.\u201d<\/p><\/blockquote>\n","protected":false},"excerpt":{"rendered":"<p>A new research suggests tenants know what they really want and they\u2019re happy to pay for it.
