On a more regional level, however, the growth of rental costs was quite diverse.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"EzFjbG4Nnr\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/06\/rental-price-growth-slows-landlords-reluctant-push\/\">Rental price growth slows as landlords are reluctant to push them up<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;Rental price growth slows as landlords are reluctant to push them up&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/06\/rental-price-growth-slows-landlords-reluctant-push\/embed\/#?secret=GMegDNcmsJ#?secret=EzFjbG4Nnr\" data-secret=\"EzFjbG4Nnr\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/01\/26\/property-investment-england-focus-east-england\/\" target=\"\" rel=\"noopener\">England\u2019s East<\/a> showed the highest regional growth at 7.4%, also making it the highest outside of London.<\/p>\n<p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/04\/24\/londons-property-prices-dropped-10000-last-12-months\/\" target=\"\" rel=\"noopener\">London<\/a> as well as the country\u2019s <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/02\/16\/property-investment-england-focus-south-east\/\" target=\"\" rel=\"noopener\">South East<\/a> were among those seeing a drop in rental prices over the last year, hinting at people looking away from London for rental properties.<\/p>\n<p><strong>The average rental price in the capital in March was \u00a31,203, a decrease of 6% month-on-month and 7.5% annually, Your Move\u2019s buy-to-let index revealed.<\/strong><\/p>\n<p>Whilst London however remains expensive when it comes to renting a property, the usually sought-after South East dropped by 3.9% month-on-month and 0.9% yearly to an average of \u00a3845 per month.<\/p>\n<p>The only other region which saw rents falling both annually and monthly was <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/11\/property-investment-england-focus-north-east\/\" target=\"\" rel=\"noopener\">England\u2019s North East<\/a>. Prices up north currently average at \u00a3525 monthly, a drop of 3.7% month-on-month and 3.1% year-on-year.<\/p>\n<p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/09\/property-investment-england-focus-yorkshire-humber\/\" target=\"\" rel=\"noopener\">Yorkshire and the Humber<\/a> and the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/01\/19\/property-investment-england-focus-east-midlands\/\" target=\"\" rel=\"noopener\">East Midlands<\/a> also saw rents decreasing month-on-month, by 0.7% and 0.6% respectively.<\/p>\n<p>The market\u2019s solid rock has been Wales where prices increased both on a monthly and on a yearly basis.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"DmoAJ51a4z\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/02\/uk-regional-rental-prices-north-west-leading-way-yield-demand\/\">UK regional rental prices: North West leading the way for yield and demand<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;UK regional rental prices: North West leading the way for yield and demand&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/02\/uk-regional-rental-prices-north-west-leading-way-yield-demand\/embed\/#?secret=9aR9vdRGL9#?secret=DmoAJ51a4z\" data-secret=\"DmoAJ51a4z\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>On top of looking at rent changes, the report also had a closer look at yields. <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/02\/16\/manchester-salford-see-biggest-rise-rental-yields\/\" target=\"\" rel=\"noopener\">The average yield<\/a> across England in March was 4.5% , a small decrease from February\u2019s 4.6% and last year\u2019s 5% yield. For Welsh landlords, the yield remained unchanged at 4.8%.<\/p>\n<p>The report continues to point out that places with higher house prices continue to give their investors the lowest yields. These areas are being specified as London and the surrounding regions.<\/p>\n<p><strong>For savvy investors, the report points out England\u2019s North as the area with the highest yields.<\/strong> The North East saw a typical return of 5.2% whilst the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/12\/property-investment-england-focus-north-west\/\" target=\"\" rel=\"noopener\">North West<\/a> averaged out at 5%, making them the only two regions to achieve a yield over 5%.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Rents in England and Wales only increased by 0.2% during the month of March, the latest index has revealed.
