A recent survey showed\u00a0<\/b>76% of students living in\u00a0<\/b>purpose-built student accommodation (PBSA)\u00a0<\/b>or university-run\u00a0<\/b>housing<\/b>\u00a0<\/b>said they\u00a0<\/b>were happy with their rental choice<\/b>.<\/b>\u00a0<\/span><\/p>\n

The first\u00a0Student Accommodation Survey<\/a>\u00a0was compiled\u00a0by\u00a0Knight Frank in collaboration with UCAS between May\u00a0and\u00a0August 2018. The survey includes opinions of more than 70,000 British and international students, the biggest survey of its kind in the UK.\u00a0<\/span><\/p>\n

A rise in p<\/b>urpose-built student accommodation<\/b>\u00a0<\/span><\/p>\n

Across the UK, 30% of full-time first-year undergraduate\u00a0students live in privately-owned PBSA, which is up by 22% compared to five years ago.\u00a0Overall students\u00a0are\u00a0satisfied with\u00a0their\u00a0PBSA. The\u00a0highest level of happiness\u00a0among students renting was\u00a0those living in\u00a0these types of accommodation\u00a0or\u00a0university halls.\u00a0Additionally,\u00a069% of\u00a0students renting PBSA\u2019s\u00a0would recommend\u00a0it\u00a0to new first-year\u00a0students.\u00a0<\/span><\/p>\n

James Pullan, the head of Global Student Property at Knight Frank, said:\u00a0\u201cThe private sector now accounts for the majority of new PBSA development, and, as universities become more reliant on outside investment to provide new PBSA, greater focus is likely to be placed on the strength of the relationship between the private sector and universities.\u201d\u00a0<\/span><\/p>\n

Location, location, location<\/b>\u00a0<\/span><\/p>\n

With location being the top influence for how happy students are with their accommodation,\u00a0location<\/a>\u00a0is\u00a0also the most influential element\u00a0to achieve the\u00a0best rental yields\u00a0when\u00a0investing\u00a0in\u00a0buy-to-let\u00a0properties, especially\u00a0for student\u00a0accommodation.\u00a0\u00a0<\/span><\/p>\n

Manchester, which was named the\u00a0best place to be a landlord<\/a>\u00a0in the UK, is often listed as a top city for\u00a0high\u00a0rental\u00a0yields\u00a0among\u00a0student properties.\u00a0The city also\u00a0boasts 77% of students feeling happy with their accommodation choice.\u00a0Out of UK university cities,\u00a0Manchester students\u00a0are the\u00a010th happiest\u00a0with their rentals. Two other northern cities made\u00a0the\u00a0top 10\u00a0list\u00a0with 84% of students in Liverpool\u00a0feeling happy with their\u00a0rental\u00a0choice\u00a0and\u00a080% in Leeds,\u00a0which are\u00a0above the UK average of 76%.\u00a0<\/span><\/p>\n

For landlords\u00a0and\u00a0investors\u00a0interested\u00a0in student accommodation, it\u2019s important to look at what students want, including\u00a0the amenities they are willing to pay for\u00a0and when they want to secure accommodation for the\u00a0next\u00a0academic year.\u00a0For example, the\u00a0largest percentage of students said they would pay a premium for fast WiFi, a larger bedroom, on-site gym, and 24-hour security.\u00a0\u00a0<\/span><\/p>\n

Additionally,\u00a057%\u00a0of\u00a0second and third-year students\u00a0secured accommodation for the\u00a0following\u00a0academic year by the end of March. It\u2019s important for landlords and investors to keep this in\u00a0mind, especially as new research shows many students\u00a0want\u00a0to\u00a0secure accommodation<\/a>\u00a0almost a year in advance.\u00a0<\/span><\/p>\n

Students are becoming landlords<\/b>\u00a0too<\/b>\u00a0<\/span><\/p>\n

There are\u00a0even\u00a0opportunities for students\u00a0to\u00a0become\u00a0homeowners and landlords.\u00a0A\u00a0buy-for-university mortgage<\/a>\u00a0allows students to borrow up to 100% of the value of a property with\u00a0specific conditions involving their parents. The\u00a0student can\u00a0then\u00a0rent the spare rooms, and after\u00a0graduation, the mortgage turns into a traditional\u00a0one\u00a0and frees\u00a0the\u00a0parents from financial liability.\u00a0<\/span><\/p>\n

With\u00a0studnt numbers\u00a0increasing\u00a0in certain areas of the UK,\u00a0university towns boast strong rental demand. Investing in student accommodation in these regions can produce healthy yields, making lucrative investment opportunities\u00a0for students, landlords, and investors.\u00a0<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"
