{"id":2115,"date":"2017-01-10T07:00:32","date_gmt":"2017-01-10T07:00:32","guid":{"rendered":"https:\/\/www.buyassociation.co.uk\/?p=2115"},"modified":"2017-01-10T07:00:32","modified_gmt":"2017-01-10T07:00:32","slug":"december-house-price-index-annual-price-growth-stable-going-2017","status":"publish","type":"post","link":"https:\/\/www.buyassociationgroup.com\/en-us\/news\/december-house-price-index-annual-price-growth-stable-going-2017\/","title":{"rendered":"December House Price Index: Annual Price Growth Stable Going Into 2017"},"content":{"rendered":"<p><strong>Despite London ending the year below UK average for the first time in 8 years, UK annual house price growth ended 2016 at 4.5%, just as it had done in 2015, Nationwide reports.<\/strong><\/p>\n<p>According to Halifax, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/01\/09\/uk-house-prices-rise-slowly-2017\/\" target=\"\" rel=\"noopener\">house prices<\/a> in the three months to December were in fact 2.5% higher than the preceding quarter to September 2016 and 6.5% higher than the same three months of 2015.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"xrZaLNYChK\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/01\/04\/2017-house-price-predictions\/\">2017 House Price Predictions<\/a><\/p><\/blockquote>\n<p><iframe loading=\"lazy\" class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;2017 House Price Predictions&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/01\/04\/2017-house-price-predictions\/embed\/#?secret=2tzgeyCO69#?secret=xrZaLNYChK\" data-secret=\"xrZaLNYChK\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>Halifax also report that between November and December, house prices increased by 1.7%, the fourth successive monthly rise and the biggest since March 2016.<\/p>\n<p>To summarise the year, Robert Gardner, Nationwide&#8217;s Chief Economist, stated:<\/p>\n<blockquote><p>The story of UK house price growth in 2016 was one of relative stability.&#8221;<\/p><\/blockquote>\n<p>\u201cThere were signs that London\u2019s significant period of outperformance may be drawing to a close. For the first year since 2008, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/19\/londons-house-price-growth-lowest-rate-three-years\/\" target=\"\" rel=\"noopener\">annual house price growth in the capital<\/a> was lower than the UK average, with prices increasing by 3.7% over the year, down from 12.2% in 2015.&#8221;<\/p>\n<p><strong>Predictions for 2017<\/strong><\/p>\n<p>Commenting on Nationwide\u2019s outlook for 2017, Gardner suggested that \u201chouse price prospects will depend crucially on developments in the wider economy, around which there is a greater degree of uncertainty than usual.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"GwsglRutga\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/09\/house-prices-grew-faster-november-halifax-says\/\">House prices grew faster in November, Halifax says<\/a><\/p><\/blockquote>\n<p><iframe loading=\"lazy\" class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;House prices grew faster in November, Halifax says&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/09\/house-prices-grew-faster-november-halifax-says\/embed\/#?secret=BoPz7nhOve#?secret=GwsglRutga\" data-secret=\"GwsglRutga\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>Martin Ellis, Halifax housing economist, said<\/p>\n<blockquote><p>Slower economic growth, pressure on employment and a squeeze on spending power, together with affordability constraints, are expected to reduce housing demand during 2017.\u201d<\/p><\/blockquote>\n<p>Ellis went on saying that house prices in the UK should, however, \u201ccontinue to be supported by an <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/10\/19\/property-rentals-sales-first-time-since-1930s\/\" target=\"\" rel=\"noopener\">ongoing shortage of property for sale<\/a>, low levels of housebuilding, and exceptionally low interest rates.
