{"id":20385,"date":"2018-08-21T12:44:17","date_gmt":"2018-08-21T11:44:17","guid":{"rendered":"https:\/\/www.buyassociation.co.uk\/?p=20385"},"modified":"2018-08-21T12:44:17","modified_gmt":"2018-08-21T11:44:17","slug":"kerb-appeal-buyers-want-builders-to-focus-on-character-and-quality","status":"publish","type":"post","link":"https:\/\/www.buyassociationgroup.com\/en-us\/news\/kerb-appeal-buyers-want-builders-to-focus-on-character-and-quality\/","title":{"rendered":"Kerb appeal: buyers want builders to focus on character and quality"},"content":{"rendered":"<p><strong>While new-build properties come with a whole host of benefits, some people are still put off by their negative perceptions of buying a brand new property.<\/strong><\/p>\n<p>More than a quarter of respondents (26%) in a\u00a0recent research poll by\u00a0residential warranty provider BLP\u00a0Insurance said they perceived new-build properties as potentially offering <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/06\/18\/brits-still-prefer-period-properties-but-can-new-builds-win-us-over\/\">less character<\/a> than an older property, while 24% were concerned about the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/07\/04\/new-build-buyers-get-better-choice-on-sustainability-versus-quality\/\">quality<\/a> of a newly constructed home.<\/p>\n<p>The survey, which asked 2,000 adults about their <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/04\/19\/heres-what-buyers-really-want-when-looking-for-a-new-build-home\/\">preferences<\/a> when buying a new-build property, also found that the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/04\/10\/micro-homes-why-are-properties-in-the-uk-shrinking\/\">size and space<\/a> offered in a new-build was viewed as a potential concern by 24% of respondents.<\/p>\n<h4>Government schemes can help buyers<\/h4>\n<p>The <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/05\/02\/do-new-builds-need-to-be-made-cheaper-to-boost-sales\/\">cost of buying<\/a> raised concerns with 32% of <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/05\/10\/could-a-10000-windfall-help-millennials-onto-the-property-ladder\/\">16-24 year-olds<\/a>, with an overall 21% of those surveyed highlighting cost as an issue. Buyers aged <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/02\/22\/the-rise-of-the-silver-spenders-why-over-55s-are-upsizing-to-new-builds\/\">over 55 years<\/a> (18%) were least worried about affordability, but 30% in this category preferred character properties. However, the introduction of the government&#8217;s\u00a0<a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/06\/07\/governments-help-to-buy-scheme-available-top-earners-too\/\">Help to Buy<\/a> equity loan scheme and Starter Homes Initiative, both of which are only available on new homes, offer a significant advantage to <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/08\/14\/first-time-buyers-should-look-to-lancashire-for-property-bargains\/\">first-time buyers<\/a> when opting for a new build.<br \/>\n[crb_image link=&#8221;https:\/\/www.buyassociationgroup.com\/en-gb\/advice\/property-investment-starter-course\/&#8221; image=&#8221;https:\/\/cdn2.hubspot.net\/hubfs\/1717782\/Asset_Store\/WebCTA\/cta.jpg&#8221; align=&#8221;left&#8221;]<br \/>\nKim Vernau, chief executive of BLP Insurance, said: \u201c<a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/08\/20\/housebuilding-sector-moving-towards-modular-off-site-construction\/\">Build quality<\/a> is an increasing issue in the UK housing market. As developers attempt to meet the high levels of demand for new homes, practical design and quality should not be compromised.<\/p>\n<p>&#8220;As more and more buyers become aware of the issues that poor quality of build gives rise to, all parties involved in the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/07\/09\/smart-construction-initiative-new-builds-go-up-50-faster\/\">construction<\/a> of new homes will have to respond, taking greater responsibility and ensuring quality of the build process going forward.&#8221;<\/p>\n<h4>New-build warranties and off-plan options<\/h4>\n<p>In the recently published Which? guide to buying a new home, the 10-year <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/06\/20\/new-build-sales-on-rise-key-locations-uk\/\">NHBC warranty<\/a> covering structural defects, along with many developers offering their own two-year warranty, are highlighted as\u00a0advantages of buying a opting for a new-build. The guide points out that given the modern specification which housebuilders incorporate into new properties, the cost of major repairs to buyers is unlikely in the first few years. Increasingly <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/08\/14\/embracing-smart-home-technology-lucrative-investment\/\">energy efficient<\/a> and eco-friendly homes also means lower utility bills for buyers.<\/p>\n<p>While some people perceive new-build properties as lacking character, Which?\u2019s guide says that <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/08\/17\/top-tips-for-investors-how-to-buy-off-plan-property-in-the-uk\/\">buying off-plan<\/a> can give the buyer a blank canvas and an opportunity to \u2018personalise\u2019 a new property by being able to choose their own fixtures, fittings and finishes.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>While new-build properties come with a whole host of benefits, some people are still put off by their negative perceptions of buying a brand new property.
