{"id":15436,"date":"2018-04-19T12:15:16","date_gmt":"2018-04-19T11:15:16","guid":{"rendered":"https:\/\/www.buyassociation.co.uk\/?p=15436"},"modified":"2018-04-19T12:15:16","modified_gmt":"2018-04-19T11:15:16","slug":"heres-what-buyers-really-want-when-looking-for-a-new-build-home","status":"publish","type":"post","link":"https:\/\/www.buyassociationgroup.com\/en-us\/news\/heres-what-buyers-really-want-when-looking-for-a-new-build-home\/","title":{"rendered":"Here&#8217;s what buyers really want when looking for a new-build home&#8230;"},"content":{"rendered":"<p><strong>A comprehensive survey conducted by estate agent Savills has discovered the top priorities for today&#8217;s buyers of new-build properties, and the results reveal how the intended target market should be a huge influencer for developers and investors.<\/strong><\/p>\n<p>Around 14,000 participants took part in the survey conducted by Savills in collaboration with NHBC Foundation, all of which had bought a new home since 2014. Respondents scored the importance of factors including the property&#8217;s features, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/04\/25\/looking-to-buy-a-new-build-new-mortgage-for-you\/\">new-build-specific<\/a> considerations, parking and local amenities, and some of the results were surprising&#8230;<\/p>\n<h4>Why invest in a new-build?<\/h4>\n<p>When asked why they specifically wanted to buy a <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/11\/21\/invest-in-new-build-cover-cost-daily-starbucks\/\">new-build home<\/a>, the top reason given was the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/05\/02\/do-new-builds-need-to-be-made-cheaper-to-boost-sales\/\">minimum maintenance<\/a> associated with a brand new house &#8211; which was classed as very important to 59% of buyers. New home warranty, which protects buyers of new-builds from any structural defects for a certain number of years, was next on the priority list for more than 50% of respondents.<\/p>\n<p>Other top priorities which led to the choice of a new-build included the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/03\/28\/smart-scandinavian-design-inspires-new-developments-in-the-uk\/\">modern design and architecture<\/a>, the fact that everything both internally and externally is brand new, and the lack of any <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/11\/28\/breaking-the-chain-how-to-move-house-without-selling-up\/\">buying chain<\/a>.<\/p>\n<h4>How buyer type influences new-build choice<\/h4>\n<p>From first-time buyers to upsizers, and relocators to downsizers, different new-builds will carry varying attractions to different sets of people, which is an important factor to consider in any new development.<\/p>\n<p><strong>First-time buyers:<\/strong> Perhaps not surprisingly, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/03\/20\/affordable-mortgages-benefit-first-time-buyers-home-movers\/\">first-time buyers<\/a> chose the availability of <strong>Help to Buy<\/strong> as their top priority when selecting a new-build home, with 58% of respondents rating it as very important. This was closely followed by <strong>minimum maintenance<\/strong> (57%), which is perhaps a sign of the younger demographic who tend to make up the first-time buyer market and do not want the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/01\/29\/generation-rent-on-the-rise-less-youngsters-becoming-homeowners\/\">hassle of maintenance<\/a>. <strong>New home warranty<\/strong> and <strong>off-street parking<\/strong> were next on the list for 53% of this buyer type, followed by <strong>location<\/strong> (46%), <strong>living space<\/strong> (44%) and <strong>neighbourhood<\/strong> (41%).<\/p>\n<p><strong>Upsizers:<\/strong> The majority of those looking for a <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/02\/22\/the-rise-of-the-silver-spenders-why-over-55s-are-upsizing-to-new-builds\/\">bigger property<\/a> would like it to come with <strong>off-street parking<\/strong>, and this was a priority for 65% of upsizers. Unlike first-time buyers, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/04\/10\/micro-homes-why-are-properties-in-the-uk-shrinking\/\"><strong>living space<\/strong><\/a> was second on the list, chosen by 61% of people, which is unsurprising given that such a buyer type is looking for a larger property, perhaps to fit a larger or growing family. Next, <strong>minimum maintenance<\/strong> was very important for 56% of upsizers, followed by <strong>location<\/strong> for 53%. <strong>Neighbourhood<\/strong>, <strong>new home warranty<\/strong> and <strong>number of bedrooms<\/strong> came out as equally important, with a 49% response rate.<\/p>\n<p><strong>Relocators:<\/strong> Like upsizers, those moving to a new-build to <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/01\/03\/london-exodus-sees-young-professionals-heading-to-the-north\/\">relocate<\/a> selected <strong>off-street parking<\/strong> (61%) as the most important factor in their property choice, but this was matched by <strong>location<\/strong> which also received 61% of the vote &#8211; which makes sense as a priority for relocators. <strong>Minimum maintenance<\/strong> again scored very highly with 58%, followed by <strong>neighbourhood<\/strong> with 52% as a major consideration for those moving to a new area. <strong>New home warranty<\/strong> attracted 51% of respondents, then <strong>living space<\/strong> for 46% and <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/02\/09\/landlords-need-prepare-new-epc-rules-april-2018\/\"><strong>energy efficiency<\/strong><\/a> making an appearance for 45%.<\/p>\n<p><strong><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/05\/08\/downsizers-release-110k-and-reinvest-in-booming-uk-property-markets\/\">Downsizers<\/a>:<\/strong> The majority of this buyer type is likely to be made up of <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/03\/29\/older-renters-new-opportunities-build-to-rent-buy-to-let\/\">older generations<\/a>, perhaps those who have retired and are looking for a more manageable property as well as added security for later life. Downsizers listed\u00a0<strong>minimum maintenance<\/strong> as by far their top priority, selected by 70% of respondents, followed by <strong>new home warranty<\/strong> (58%). <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/04\/16\/housing-sector-moving-towards-proptech-and-smart-home-technology\/\">Keeping costs down<\/a> with <strong>energy efficiency<\/strong> was important to 57%, while <strong>location<\/strong> was a key consideration for 56%, followed by <strong>off-street parking<\/strong> (55%). <strong>Living space<\/strong> and <strong>neighbourhood<\/strong>, similarly to first-time buyers, were both lower down the priority list.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>A comprehensive survey conducted by estate agent Savills has discovered the top priorities for today&#8217;s buyers of new-build properties, and the results reveal how the intended target market should be a huge influencer for developers and investors.
