Early reports\u00a0show minimal impact (and growth)\u00a0from the EU referendum\u00a0<\/strong><\/p>\n<p>The Royal Institution of Chartered Surveyors\u00a0reported during August, 12% more respondents nationally reported an increase in prices, up from +5% in July. <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/09\/09\/rics-report-suggests-post-brexit-fears-may-overestimated\/\">Suggesting to many that the fears over &#8220;brexit fallout&#8221; may have be overestimated.\u00a0<\/a><\/p>\n<p>\u201cThere are clear signs that the housing market is settling down after the initial surprise of the outcome to the EU referendum, &#8230;.\u00a0It is likely the swift response from the Bank of England, both in terms of the lowering of the capital buffer and the cut in interest rates, has played a role in helping to support confidence.\u201d\u00a0 Simon Rubisohn, chief economist at RICS<\/p>\n<p>Other reports have shown property investment activity remains strong\u00a0throughout the UK market.\u00a0<a href=\"https:\/\/www.lsh.co.uk\/explore\/research-and-views\" target=\"_blank\" rel=\"noopener\">The report by Lambert Smith Hampton showed<\/a> that regardless of any expectations of investment activity drastically slowing down in the second quarter of the year, there was a 42% uplift to \u00a3501 million. This compares to an investment of \u00a3353 million during the same period one year earlier.<\/p>\n<p>Federation of Master Builders (FMB) has revealed that two-thirds of SME house builders are yet to see any negative impact on their <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/09\/09\/brexit-yet-impact-sme-house-builders\/\">project pipelines\u00a0<\/a><\/p>\n<p><strong>2 . Foreign investment in UK property increasing demand<\/strong><\/p>\n<p>The recent\u00a0fluctuation in the value of\u00a0pound following the EU referendum has triggered a <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/09\/09\/exchange-rate-makes-brexit-bound-uk-property-attractive-foreign-investors\/\">spending spree in the UK\u00a0property market <\/a>from foreign investors. House prices are expected to rise over the next 12 months\u00a0leaving many with no option to buy their own home.<\/p>\n<p>A recent\u00a0report by charity Shelter stated &#8211; <em><strong>&#8220;The average first-time-buyer in Greater Manchester will need to earn \u00a344,000 a year by 2020, in order to take that first step in the property ladder. \u00a0&#8220;<\/strong><\/em><\/p>\n<p>Additionally a representative of the\u00a0Local Government Association said: \u201cThe shortage of houses in this country is a top concern for people who are finding that buying their first house is increasingly out of reach. If we are to stand any chance of solving our housing crisis, councils must be able to replace sold homes and reinvest in building more of the genuine affordable homes our communities desperately need now more than ever.\u201d<\/p>\n<p style=\"text-align: left\">With no clear solutions to the\u00a0UK housing shortage, many people will be left paying a\u00a0<a href=\"https:\/\/www.theguardian.com\/uk-news\/2016\/sep\/03\/theresa-may-should-build-75000-homes-a-year-for-low-paid-workers-says-thinktank?CMP=Share_iOSApp_Other\" target=\"_blank\" rel=\"noopener\">&#8216;living rent&#8217;<\/a>\u00a0with little option to get on the property ladder.
