{"id":3099,"date":"2017-07-27T07:00:24","date_gmt":"2017-07-27T06:00:24","guid":{"rendered":"https:\/\/www.buyassociation.co.uk\/?p=3099"},"modified":"2017-07-27T07:00:24","modified_gmt":"2017-07-27T06:00:24","slug":"50-britains-landlords-increased-checks-since-grenfell-tower-fire","status":"publish","type":"post","link":"https:\/\/www.buyassociationgroup.com\/en-hk\/2017\/07\/27\/50-britains-landlords-increased-checks-since-grenfell-tower-fire\/","title":{"rendered":"Over 50% of Britain\u2019s landlords have increased checks since Grenfell Tower fire"},"content":{"rendered":"<p><strong>More than half of the country\u2019s landlords have taken steps to assure fire safety in their investment properties following the tragic fire at London\u2019s Grenfell Tower.<\/strong><\/p>\n<p>A survey by Simple Landlords Insurance showed that 32% of landlords in the Private Rented Sector (PRS) checked on the fire safety of their properties whilst another 15% have hired a professional to carry out a <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/11\/09\/landlords-beware-prepare-tenant-protection-eviction\/\">risk assessment<\/a>.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"8bKABeyoIu\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/06\/20\/housing-needs-become-uk-government-priority-now-ever\/\">Housing needs to become a UK Government priority again &#8211; now more than ever<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;Housing needs to become a UK Government priority again &#8211; now more than ever&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/06\/20\/housing-needs-become-uk-government-priority-now-ever\/embed\/#?secret=8iY14TrMCM#?secret=8bKABeyoIu\" data-secret=\"8bKABeyoIu\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>The most proactive landlords were those of <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/06\/13\/private-rented-sector-forecast-grow-24-2021\/\" target=\"\" rel=\"noopener\">homes in multiple occupation (HMOs) and apartments<\/a>, as fire alarms were checked in 50% of HMOs and 35% of rental apartments.<\/p>\n<p>These two types also experienced a higher level of <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/12\/12\/manchester-council-approve-sprinklers-36-tower-blocks\/\">checks from professionals<\/a> as 39% of HMOs saw an expert assessing the situation as well as 22% of apartments.<\/p>\n<p>Probably not surprising, London\u2019s landlords were the most active across the country. About 72% of the capital\u2019s respondents stated they had at least taken one action in the last four weeks.<\/p>\n<p>The survey, however, also mentioned one area of concern. When asked about gas safety, all landlords stated they had done checks previously, but only 83% said those checks happened within the last year.<\/p>\n<p>This comes a somewhat of a surprise as landlords are required by law to have a engineer registered with gas safe check all gas appliances at least once every twelve months.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"pGeYBXjSVc\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/07\/25\/people-leaving-london-live-somewhere-else\/\">More people are leaving London to live somewhere else<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;More people are leaving London to live somewhere else&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/07\/25\/people-leaving-london-live-somewhere-else\/embed\/#?secret=Uru1dmaRcf#?secret=pGeYBXjSVc\" data-secret=\"pGeYBXjSVc\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>Alex Huntley from Simple Landlord Insurance commented the findings:<\/p>\n<blockquote><p>\u201cFire safety is clearly on the agenda for landlords in the UK, with a little over half taking positive action in the last month alone. Landlords have a legal obligation to <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/07\/06\/landlords-remain-reluctant-increase-rent-prices\/\" target=\"\" rel=\"noopener\">protect tenants<\/a> under fire safety regulations, particularly those with large or shared properties.\u201d<\/p><\/blockquote>\n<p>\u201cGas safety is also of paramount importance, and although on the whole the survey has shown a positive and responsible response from landlords, they must understand their obligations and <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/01\/26\/home-fire-risk-tackled-new-product-safety-office-grenfell\/\">fire and gas safety<\/a> must never be left to chance,\u201d she concluded.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>More than half of the country\u2019s landlords have taken steps to assure fire safety in their investment properties following the tragic fire at London\u2019s Grenfell Tower.
