{"id":2530,"date":"2017-03-27T07:00:52","date_gmt":"2017-03-27T06:00:52","guid":{"rendered":"https:\/\/www.buyassociation.co.uk\/?p=2530"},"modified":"2017-03-27T07:00:52","modified_gmt":"2017-03-27T06:00:52","slug":"manchester-squeezes-past-london-strongest-annual-house-price-growth","status":"publish","type":"post","link":"https:\/\/www.buyassociationgroup.com\/en-hk\/2017\/03\/27\/manchester-squeezes-past-london-strongest-annual-house-price-growth\/","title":{"rendered":"Manchester squeezes past London with strongest annual house price growth"},"content":{"rendered":"<p><strong>City house price growth is now being led by regional cities, with Manchester at the top, and not by the old favourite London, Hometrack\u2019s city house price index has revealed.<\/strong><\/p>\n<p>Out of the country\u2019s top 20 cities for annual house price growth, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/20\/owns-london-probably-not-think\/\" target=\"\" rel=\"noopener\">London<\/a> has now dropped to number 10 with a growth of 5.6%, a significant decrease from 12.8% twelve months ago.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"GosCnI7n66\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/23\/bad-manchesters-housing-crisis-really\/\">How bad Manchester\u2019s housing crisis really is<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;How bad Manchester\u2019s housing crisis really is&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/23\/bad-manchesters-housing-crisis-really\/embed\/#?secret=HNZM02ulAo#?secret=GosCnI7n66\" data-secret=\"GosCnI7n66\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>Other cities, apart from <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/02\/16\/manchester-salford-see-biggest-rise-rental-yields\/\" target=\"\" rel=\"noopener\">Manchester which saw a strong growth of 8.8%<\/a> include Portsmouth up 8.1% year on year, Bristol up 8%, Glasgow up 7.7%, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/01\/13\/manchester-birmingham-leeds-named-best-buy-let\/\" target=\"\" rel=\"noopener\">Birmingham up 7.4%<\/a>, Leicester up 7.2%, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/02\/01\/buy-let-chinese-new-year-200m-investment-liverpool\/\" target=\"\" rel=\"noopener\">Liverpool up 6.8%<\/a> and Bournemouth up 6.2%. Aberdeen is the only city to see prices fall with a decline of 5.9% year on year.<\/p>\n<p>The report points out that one of the main factors impacting the growth rate of cities in England\u2019s south s pressure through affordability.<\/p>\n<p>And whilst housing turnover has been pretty flat for the last three years in high value, low affordability cities such as London, Bristol, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/02\/27\/oxford-named-uks-least-affordable-place-live\/\" target=\"\" rel=\"noopener\">Oxford<\/a> and Cambridge, growth in the North\u2019s bigger cities like Manchester, Birmingham and Liverpool is almost unstoppable.<\/p>\n<p>Sales volumes in Liverpool and Manchester have increased by over 40% over the last three years, and have increased by about 10% in 2016 alone.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"7sP5nIjsZp\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/01\/27\/london-house-prices-collapse\/\">Could London house prices collapse?<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;Could London house prices collapse?&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/01\/27\/london-house-prices-collapse\/embed\/#?secret=YUnxj0tQ23#?secret=7sP5nIjsZp\" data-secret=\"7sP5nIjsZp\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>Overall, the report suggests a slower 2017 when it comes to <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/23\/house-price-growth-impressive-high-midlands-turn-tables\/\" target=\"\" rel=\"noopener\">house price growth<\/a> with the biggest achievements still happening in the country\u2019s regional cities, such as Birmingham and Newcastle.<\/p>\n<p>The Hometrack report adds:<\/p>\n<blockquote><p>\u201cWe expect sales volumes to fall by around 5% in the highest value cities over 2017, as the market and pricing levels start to adjust to price sensitive and affordability constrained demand.
