To put this in context, at the same time one year ago house price growth rate in London was at 11.8%.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"wMQiobIACH\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/15\/londons-housing-stagnated-whilst-rest-recovered\/\">London\u2019s housing stagnated whilst the rest recovered<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;London\u2019s housing stagnated whilst the rest recovered&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/15\/londons-housing-stagnated-whilst-rest-recovered\/embed\/#?secret=NtDPNgfzOW#?secret=wMQiobIACH\" data-secret=\"wMQiobIACH\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>Richard Donnell, Hometrack\u2019s head of research, named <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/01\/regional-property-offers-best-investment-promise-post-brexit-britain\/\" target=\"\" rel=\"noopener\">the Brexit vote<\/a> as one of the main reasons for a drop in trust in the capital\u2019s housing market. Other big decisions, like the additional stamp duty surcharge, were other main influencers.<\/p>\n<p>He added:<\/p>\n<blockquote><p>London house prices are elevated, affordability is stretched, and the market has lost a lot of momentum.&#8221;<\/p><\/blockquote>\n<p>&#8220;People aren&#8217;t rushing to sell, but the short-term moves in house prices are about changes in demand, which has softened significantly.&#8221;<\/p>\n<p>On average, the UK\u2019s 20 biggest cities experience a price growth of 7.7%. For next year, however, Hometrack has only forecast a growth of 4%.<\/p>\n<p>The analysts also state that <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/15\/mixed-news-london-property\/\" target=\"\" rel=\"noopener\">London\u2019s growth<\/a> will quickly be outpaced by the regions, namely <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/11\/11\/birmingham-midlands-motor-business-hotspot-investment-haven\/\" target=\"\" rel=\"noopener\">Birmingham<\/a>, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/02\/two-thirds-property-investors-think-manchester-best-place-invest\/\" target=\"\" rel=\"noopener\">Manchester<\/a>, Leeds, Leicester, Nottingham and Portsmouth.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"IcOuqW4ia9\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/14\/uk-property-can-trump-brexit-couldnt\/\">UK Property: Can Trump do what Brexit couldn\u2019t?<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;UK Property: Can Trump do what Brexit couldn\u2019t?&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/14\/uk-property-can-trump-brexit-couldnt\/embed\/#?secret=76rERByOYs#?secret=IcOuqW4ia9\" data-secret=\"IcOuqW4ia9\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>Mr Donnell said: &#8220;These markets are not as deep and mature as London, and there is an element of risk, but there is definitely opportunity to invest elsewhere in UK.&#8221; He added that economies such as Birmingham and Manchester &#8220;are starting to benefit from the lack of affordability of housing in London&#8221;.<\/p>\n<p><strong>Furthermore, the report says that cities where house prices have experienced a sharp rise over the last five years but are now slowing down (like London, Oxford, Bournemouth, Bristol and Cambridge) the number of homes sold dropped by 5% this year alone.<\/strong><\/p>\n","protected":false},"excerpt":{"rendered":"<p>A new research has revealed that London\u2019s house price growth has slowed to the lowest rate in over three years.
