Buy-to-let landlords, watch out and do your research as some of these spots might come as a surprise to you.<\/strong><\/p>\n<p>Online mortgage lender, LendInvest, looked at 2016 average rental yields in areas with at least one of England\u2019s or Wales\u2019 top universities featured on the latest league table compiled by the <a href=\"https:\/\/www.thecompleteuniversityguide.co.uk\/\" target=\"_blank\" rel=\"noopener\">Complete University Guide<\/a>.<\/p>\n<p><strong>Whilst Sunderland ranked top with an average rental yield of 6.5%, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/08\/19\/oops-manchester-did-it-again\/\" target=\"_blank\" rel=\"noopener\">Manchester<\/a> came in second with a rental yield averaging at 6.2%, followed by <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/07\/03\/liverpool-norths-safe-haven\/\" target=\"_blank\" rel=\"noopener\">Liverpool<\/a> at 5.5%.<\/strong><\/p>\n<p>Other surprises include that Cambridge may be ranked as the country\u2019s top university, Oxford, however, offers investors a better return.
