The latest figures from UK Finance, the banking and lending trade body, suggest the picture is far more nuanced. During the first three months of 2026, more than 58,000 buy-to-let loans were advanced across the UK, with the total value of lending rising 7% to \u00a310.8 billion. At the same time, rental yields improved, arrears fell, and portfolio lending continued to grow.<\/p>\n
Looking beyond the headline increase in lending, however, five trends stand out.<\/p>\n
Although the total number of buy-to-let loans increased by 3.3% year-on-year, much of that growth came from remortgaging activity, which rose by 11.1% to 39,160 loans.<\/p>\n
In contrast, the number of loans for house purchases fell by 14.9% to 16,871.<\/p>\n
This suggests many landlords are concentrating on existing investments rather than expanding aggressively, with refinancing activity far outstripping new purchases.<\/p>\n
The refinancing figures help explain another market trend: the continued shift towards fixed-rate borrowing.<\/p>\n
At the end of the first quarter, there were 1.466 million fixed-rate buy-to-let mortgages outstanding, up 1.4% on a year earlier. At the same time, the number of variable-rate mortgages fell by 9.5% to 453,000.<\/p>\n
So, although borrowing costs have started to ease, landlords continue to prioritise predictable monthly costs and protection from future rate movements.<\/p>\n
Landlords have spent much of the past three years dealing with sharply higher borrowing costs.<\/p>\n
That pressure is now beginning to ease. The average interest rate on new buy-to-let loans was 4.71% during the first quarter, down 29 basis points compared with a year earlier.<\/p>\n
As rates have fallen, interest cover ratios have also improved. This measures whether landlords\u2019 rental income comfortably covers mortgage payments. The average UK buy-to-let interest cover ratio rose from 204% a year ago to 221%.<\/p>\n
In practical terms, it shows landlords now receive \u00a32.21 in rental income for every \u00a31 required to cover mortgage costs, compared with \u00a32.04 a year earlier. That provides a larger financial cushion and makes it easier for them to meet lenders’ affordability requirements.<\/p>\n
The figures also show improving investment returns, with higher rents helping to strengthen returns and make investment more attractive.<\/p>\n
The average gross buy-to-let rental yield increased from 6.93% to 7.21% over the year.<\/p>\n
Scotland delivered the highest average yield at 8.62%, but England recorded the largest annual improvement, with yields rising to 7.04%.<\/p>\n
Perhaps the clearest trend running through the figures is the continued professionalisation of the rental sector.<\/p>\n
Lending to portfolio landlords, defined as those with four or more mortgaged rental properties, increased by 10.7% year-on-year to \u00a33.2 billion. In comparison, lending to non-portfolio landlords rose by just over half that (5.5%) to \u00a37.7 billion.<\/p>\n
Arrears also continued to improve, with the number of buy-to-let mortgages in arrears falling by 24.3% over the year to 8,960.<\/p>\n
The buy-to-let market remains very different from the one that existed a decade ago. Despite recent improvements, higher costs, tighter regulation and more complex lending requirements have changed the way many landlords operate.<\/p>\n
UK Finance\u2019s data suggests investors are adapting to those changes. Rather than chasing rapid expansion, many landlords appear to be focusing on refinancing existing portfolios, securing greater financial certainty and improving long-term returns. Perhaps the clearest sign of that shift, however, is the continued growth of portfolio landlords.<\/p>\n
That may help explain why, despite years of predictions that landlords would leave the market in large numbers, buy-to-let lending continues to grow.<\/p>\n","protected":false},"excerpt":{"rendered":"
