More than \u00a37bn of regeneration projects in Liverpool and the surrounding areas are set to make significant progress in 2026. These include development schemes that span housing, transport infrastructure, commercial space and public realm, and cover multiple sites and districts, from the waterfront to the city centre and surrounding town centres.<\/h2>\n

These schemes will deliver thousands of new homes alongside parks, studios and infrastructure and, at the same time, increase the residential population and employment opportunities in areas previously dominated by industry, warehousing or failed retail sites.<\/p>\n

Northern waterfront<\/h2>\n

On Liverpool\u2019s northern waterfront, the \u00a31bn King Edward Triangle scheme is one of the largest private residential-led projects currently underway in the city. Promoted by KEIE, part of the TJ Morris group, in partnership with Beetham, the development will deliver close to 3,000 homes in a cluster of high-rise buildings, alongside a number of new hotels, including a five-star hotel, and a potential events arena.<\/p>\n

A planning application for the first 28-storey building was submitted back in 2025, and Liverpool City Council has already approved associated land sales at Great Howard Street. Further detailed applications are expected to be made during the course of 2026. Once these are approved, it will be followed by a phased delivery programme, which is likely to extend into the early 2030s.<\/p>\n

To the east<\/h2>\n

To the east of the city, the former Littlewoods building on Edge Lane is the subject of a \u00a370m proposal for a major film and television production facility. The scheme, which is being led by Capital&Centric, will deliver two new 20,000 sq ft studio stages alongside the refurbishment of the existing Grade II-listed building.<\/p>\n

Preparatory works are already underway, following years of site clearance work after a major fire in 2018. The development is intended to anchor Liverpool\u2019s growing screen sector to a permanent production infrastructure base and complement existing facilities, such as The Depot. Currently, Capital&Centric is in discussions with central government over funding support, and, if secured, construction work will begin, with delivery expected later in the decade.<\/p>\n

Wirral Waters and Central Docks<\/h2>\n

Across the Mersey at Wirral Waters, large-scale residential regeneration work is well underway. The Peel Waters scheme has already delivered around 500 apartments at Miller\u2019s Quay, which reached full occupancy within weeks of completion. A further 30 homes have been completed at Redbridge Quay, with additional phases planned for the north docks. Peel\u2019s ultimate objective is to deliver around 850 homes, an extra-care village and supporting amenities. Completions are expected throughout the second half of the 2020s.<\/p>\n

Peel is also making good progress with its Central Docks neighbourhood on the Liverpool side of the river – the largest of the five districts in the Liverpool Waters masterplan. The 26-acre site will produce more than 2,000 new homes, supported by new infrastructure and public-realm works, including streets, open spaces and community facilities. Construction began in late 2025 on enabling and infrastructure works, including the creation of a five-acre Central Park, one of the largest new green spaces in the inner-city. The scheme has secured \u00a355m of government funding, which was announced by Chancellor Rachel Reeves. Park and infrastructure works are scheduled for completion in 2028, and residential delivery will follow in later phases.<\/p>\n

Bootle Strand town centre<\/h2>\n

In Sefton, the regeneration of Bootle Strand town centre is being driven by the council rather than developers. Sefton Council acquired the shopping centre in 2019 and has since overseen demolition of large sections of the complex, with works along the Palatine. The site is part of the council\u2019s plan to replace failing retail space with housing, services and civic amenities. Preparation and structural work are set to continue throughout 2026, with redevelopment expected to come in phases once detailed plans are finalised.<\/p>\n

Festival Gardens<\/h2>\n

Further south, Liverpool City Council has appointed Urban Splash and Igloo Regeneration to redevelop Festival Gardens, the former site of the 1984 International Garden Festival. Proposals are for 440 new homes, with 34 housing types, including 110 affordable homes and 80 extra-care units, and set within a landscaped riverside plot. A planning application is expected late in 2026, with construction anticipated to begin in 2027 and phased delivery in the early 2030s.<\/p>\n

In addition to the schemes already on site, plans are being put together for a major redevelopment of the centre of Liverpool. Liverpool City Region Mayor Steve Rotheram has outlined a \u00a35bn vision to regenerate 86 acres between Liverpool Central Station and Lime Street, including improved connectivity between the two transport hubs and a potential new underground link. The scheme would deliver a high-density, mixed-use development right in the heart of the city. While still at a strategic stage, further feasibility and design work is expected during 2026.<\/p>\n
