Rent in the West Midlands\u00a0has\u00a0increased\u00a0by 4% across the past year from April 2018 to April 2019.<\/h3>\n

Your Move recently released data\u00a0showing\u00a0the\u00a0rental market\u00a0in\u00a0England and Wales continues\u00a0to\u00a0grow\u00a0steadily.\u00a0And\u00a0during April, average rents increased to\u202f\u00a3861 per month, which is a 0.5% rise from last April.<\/p>\n

Regional rental markets<\/h3>\n

With the strongest rental growth,\u00a0the\u00a0West Midlands<\/a>\u00a0saw rents rise to\u00a0\u00a3641 per month\u00a0in April. The region\u00a0overtook the south-west, which featured a 3.7%\u00a0increase\u00a0in rental prices.\u00a0Yorkshire\u00a0&\u00a0The\u00a0Humber\u00a0came in at\u00a0third with\u00a0a\u00a02.5% rise in rental prices.\u00a0Rental room costs in Leeds<\/a>\u00a0have even increased by 50% annually, according to a recent report from ideal flatmate.<\/p>\n

The figures from Your Move\u00a0revealed the\u00a0north-west\u00a0racked up\u00a0a 2.3%\u00a0increase\u00a0in the year to April,\u00a0while\u00a0the\u00a0East Midlands\u00a0had\u00a0a\u00a0growth of\u00a02.2%.\u00a0These numbers\u00a0reveal\u00a0the Midlands and north are seeing steady growth in rental prices, while\u00a0prices\u00a0have\u00a0dropped in London by 1.1% and by 2.2%\u00a0in the east.<\/p>\n

Martyn Alderton,\u00a0director of national lettings\u00a0at Your Move,\u00a0stated:\u00a0\u201cIt is the areas which have seen periods of strong growth in recent years, such as London and the East of England, which have dropped back slightly. Other areas of the country, including the West Midlands, are starting to catch up and are growing at an attractive rate.\u201d<\/p>\n

Stable investment returns<\/h3>\n

The north of England continues to offer\u00a0the\u00a0highest yields<\/a>. Investors with properties in the north-east saw an average return of 5% and those\u00a0with properties\u00a0in the\u00a0north-west<\/a>\u00a0averaged 4.8%.<\/p>\n

Between March and April, property investors had stable returns\u00a0across the board.\u00a0The average\u00a0rental\u00a0yield\u00a0for investors\u00a0in\u00a0England and Wales amounted to 4.3% in April, which was the same for the month of March.<\/p>\n

\u201cRegardless of the short-term rent fluctuations the property market remains a great place to invest, with landlords also enjoying stable returns compared to last month,\u201d\u00a0Martyn Alderton\u00a0commented.<\/p>\n
