With an increase in students applying to UK\u00a0universities, demand from international students\u00a0is\u00a0especially strong.<\/h3>\n

Knight Frank recently released the\u00a0UK Student Housing Update<\/a>,\u00a0which analyses\u00a0the number of students applying to universities in the UK compared to\u00a0previous years.<\/p>\n

According to data from UCAS,\u00a0over 560,000 students applied to\u00a0begin a full-time undergraduate course\u00a0for the 2019\/20 academic year at universities in the UK. This was almost 2,500 more applications than at the same point in 2018. Additionally, this is the first year-on-year rise in application in three years.<\/p>\n

Applications\u00a0from international students<\/h3>\n

This rise in applications was driven by a record number from international students. With\u00a0a 5.7% increase on 2018 numbers, nearly a fifth of all applications were from outside of the UK. There was even a 33.3% year-on-year rise in prospective\u00a0students from China, which has increased to 15,880\u00a0applicants.<\/p>\n

Additionally, there\u00a0has been an increase in\u00a0applicants\u00a0from India,\u00a0the\u00a0USA, and United Arab Emirates.\u00a0Despite political uncertainty surrounding\u00a0Brexit<\/a>, applications from students within the European Union\u00a0increased by 1%.\u00a0This\u00a0data highlights the\u00a0ongoing\u00a0global appeal of UK universities.<\/p>\n

Purpose-built student accommodation<\/h3>\n

In the long term, student numbers are forecasted to continue to grow. Having analyzed ONS population projections and student entry rates from UCAS, Knight Frank expects there to be a 15% rise in full-time undergraduate students\u00a0from\u00a0now\u00a0until\u00a02030. This would\u00a0be\u00a0an\u00a0increase of 220,000 students.<\/p>\n

With\u00a0this\u00a0further\u00a0increase\u00a0in student applications,\u00a0demand for accommodation, especially\u00a0purpose-built student accommodation<\/a>\u00a0(PBSA), is expected to\u00a0grow.\u00a0Between May and August 2018, 30% of full-time first-year undergraduate students lived in\u00a0privately-owned PBSA<\/a>, which was a 22% increase compared with five years ago.<\/p>\n

The\u00a0private sector<\/a>\u00a0is becoming more and more influential in the\u00a0student accommodation<\/a>\u00a0market.\u00a0This year\u00a036,000 new beds are expected to enter the market, and there is demand for even more.<\/p>\n

Student populations in regional cities<\/h3>\n

Regional cities, like Manchester\u00a0and\u00a0Birmingham, have been boosted\u00a0by\u00a0growing\u00a0student populations.\u00a0With\u00a0four\u00a0universities\u00a0in Manchester and 14 higher education institutions and other universities in the surrounding areas,\u00a0Manchester<\/a>\u00a0boasts more demand for new PBSA than supply provides.<\/p>\n

Home to more than 60,000 students,\u00a0Birmingham\u2019s rental market<\/a>\u00a0continues to grow. Under 25s\u00a0even\u00a0make up approximately 40% of the city\u2019s population, making it one of the youngest cities in Europe.<\/p>\n

Demand for buy-to-let properties and PBSA are expected to continue to rise\u00a0across the UK but especially in\u00a0regional cities with large student populations.<\/p>\n","protected":false},"excerpt":{"rendered":"
