A\u00a01.3 acre\u00a0development site in Surrey has been acquired by t<\/span>he\u00a0<\/span>Trafalgar Property Group PCL<\/span><\/i>\u00a0on which it intends to build a new assisted living scheme.<\/span>\u00a0<\/span><\/p>\n

The developer announced the deal last week in a statement\u00a0<\/span>that the money had<\/span>\u00a0been raised by\u00a0<\/span>Trafalgar Group\u2019s\u00a0<\/span><\/i>Chief Executive Officer (CEO) C<\/span>hris Johnson and an unnamed lending institution<\/span>.\u00a0 Mr Johnson is reported to have financed a loan of \u00a3360,000\u00a0<\/span>as part of this major acquisition.<\/span>\u00a0<\/span><\/p>\n

The site includes a former nursing home with a value<\/span>\u00a0estimated to be<\/span>\u00a0in the region of \u00a33 million.<\/span>\u00a0<\/span><\/p>\n

The site already has p<\/span>lanning permission<\/span>\u00a0in to develop a total of 37 units with the variation option to increase the number of dwellings by a further 15 units after demolition of all existing buildings is complete.\u00a0\u00a0<\/span>\u00a0<\/span><\/p>\n

Factoring in the additional build, this would increase the GDV estimate to circa \u00a321.2 million overall.\u00a0 As it stands the predicted gross development value is around \u00a315.1 million based on 37 units.<\/span>\u00a0<\/span><\/p>\n

Trafalgar Group PLC\u2019s<\/span><\/i>\u00a0<\/span>Chair<\/span>man<\/span>\u00a0James Dubois<\/span>\u00a0said:\u00a0<\/span>“Having launched our assisted living strategy last year, it is a major milestone for the group to acquire its first development site. Demand is growing in the UK for specialised retirement housing and this is particularly pertinent given the fast-growing ag<\/span>e<\/span>ing population in the UK a<\/span>nd current demographic trends.\u201d<\/span>\u00a0<\/span><\/p>\n

Mr Dubois commented: \u201cTrafalgar’s assisted living offering directly satisfies the increasing preference for retirees to maintain a level of independence.
