{"id":3035,"date":"2017-07-13T07:03:54","date_gmt":"2017-07-13T06:03:54","guid":{"rendered":"https:\/\/www.buyassociation.co.uk\/?p=3035"},"modified":"2023-09-29T22:08:12","modified_gmt":"2023-09-29T21:08:12","slug":"landlords-looking-cheaper-properties-higher-yields","status":"publish","type":"post","link":"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/07\/13\/landlords-looking-cheaper-properties-higher-yields\/","title":{"rendered":"Landlords are looking for cheaper properties with higher yields"},"content":{"rendered":"<p><strong>Property investors are looking to add cheaper properties with higher yields to their portfolio, a new research has found.<\/strong><\/p>\n<p>According to a <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/04\/11\/new-buy-let-tax-will-work\/\" target=\"\" rel=\"noopener\">buy-to-let<\/a> index put together by Mortgages for Business landlords have spent their time over the last quarter looking for high-performing options when considering any investment property purchase.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"vkXFn7Lx84\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/06\/22\/new-study-locates-10-buy-let-hotspots-englands-north\/\">New study locates all 10 buy-to-let hotspots in England\u2019s North<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;New study locates all 10 buy-to-let hotspots in England\u2019s North&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/06\/22\/new-study-locates-10-buy-let-hotspots-englands-north\/embed\/#?secret=EY51L6EKfY#?secret=vkXFn7Lx84\" data-secret=\"vkXFn7Lx84\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>An analysis of all mortgages arranged during Q2 of 2017 shows that all buy-to-let properties purchased during that time have had a much lower values than the average overall.<\/p>\n<p>The buy-to-let index explained that lower value properties offered better returns <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/07\/06\/landlords-remain-reluctant-increase-rent-prices\/\" target=\"\" rel=\"noopener\">for the landlords<\/a> on their investment, as HMO and multi-unit purchases both achieve yields of more than 10%.<\/p>\n<p>Steve Olejnik is Mortgage for Business\u2019s chief operating officer and commented the findings:<\/p>\n<blockquote><p>\u201cLandlords have been selective with their purchases this quarter, choosing properties that maximise their income with minimal investment. This year\u2019s second quarter has seen fewer <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/04\/11\/buy-let-still-seen-attractive-investment\/\" target=\"\" rel=\"noopener\">buy-to-let purchases<\/a> than Q1 2017.<\/p>\n<p>Semi-commercial property was the only investment type that experienced an increase in sale activity, as purchases are now making up 67% of quarterly mortgage transactions for this kind of real estate.
