{"id":3002,"date":"2017-07-05T16:00:02","date_gmt":"2017-07-05T15:00:02","guid":{"rendered":"https:\/\/www.buyassociation.co.uk\/?p=3002"},"modified":"2023-09-29T22:01:51","modified_gmt":"2023-09-29T21:01:51","slug":"just-found-solution-uks-housing-crisis","status":"publish","type":"post","link":"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/07\/05\/just-found-solution-uks-housing-crisis\/","title":{"rendered":"Have we just found the solution to the UK\u2019s housing crisis?"},"content":{"rendered":"<p><strong>The Government should make councils the central dealing point of the housing market to fix Britain\u2019s housing crisis, said think tank Adam Smith Institute (ASI) yesterday.<\/strong><\/p>\n<p>If the UK\u2019s Government allowed councils to buy land, grant planning permission and then sell it off, the current <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/23\/bad-manchesters-housing-crisis-really\/\" target=\"\" rel=\"noopener\">housing crisis<\/a> could be fixed a lot sooner, the think tank states.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"RSqRWkdOY0\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/02\/09\/revolution-retirement-living-solve-housing-crisis\/\">Would a revolution in retirement living solve the housing crisis?<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;Would a revolution in retirement living solve the housing crisis?&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/02\/09\/revolution-retirement-living-solve-housing-crisis\/embed\/#?secret=0Gv7UL4cDe#?secret=RSqRWkdOY0\" data-secret=\"RSqRWkdOY0\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>The president of the think tank as well as the author of the report, Mark Pirie, both agreed that devolving power to local councils could help yield \u00a330bn to pay for public services.<\/p>\n<p>The study quoted some estimates and revealed that one of them showed that an acre of land had a value of \u00a32,500 prior to planning permission and \u00a34m afterwards.<\/p>\n<p>If councils were to grant permission to land they owned, they could \u201ccapture the monetary benefits\u201d and support themselves as well as local residents in return.<\/p>\n<p>The \u201cplanning gain\u201d the financial uplift a field gains after it received planning permission, currently lies anywhere between one hundred to two hundred times of the field\u2019s <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/02\/24\/uk-property-brownfield-land-values-rise\/\" target=\"\" rel=\"noopener\">original value<\/a>.<\/p>\n<p>https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/06\/30\/will-housing-delivery-influenced-millennial-living\/<\/p>\n<p>However, local communities currently don\u2019t receive this uplift, which is one of the main reasons why they oppose <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/06\/28\/manchesters-top-three-spots-renters\/\" target=\"\" rel=\"noopener\">new developments<\/a> so strongly. All they will do is lose from new houses being built close to them.<\/p>\n<p>Executive director at the Adam Smith Institute, Sam Bowman, explained:<\/p>\n<blockquote><p>\u201cNot only would a system like the one we\u2019re proposing make house building much easier in the places it\u2019s needed most, it would create a large and lucrative source of revenue for local government.
