{"id":2955,"date":"2017-06-27T07:00:17","date_gmt":"2017-06-27T06:00:17","guid":{"rendered":"https:\/\/www.buyassociation.co.uk\/?p=2955"},"modified":"2023-09-29T21:52:51","modified_gmt":"2023-09-29T20:52:51","slug":"queens-property-portfolio-now-worth-12-4bn","status":"publish","type":"post","link":"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/06\/27\/queens-property-portfolio-now-worth-12-4bn\/","title":{"rendered":"Queen\u2019s property portfolio now worth \u00a312.4bn"},"content":{"rendered":"<p><strong>The Queen\u2019s property portfolio, the Crown Estate, has seen whopping returns of \u00a3328.8m over the last year as demand for Central London property grows.<\/strong><\/p>\n<p>The total value of the property portfolio, which is mainly located in the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/10\/14\/prime-central-london-recovery-strong-says-agent\/\" target=\"\" rel=\"noopener\">capital\u2019s West End<\/a>, adds up to \u00a312.4bn and saw an increase in value of 5.5% in the twelve months to March 31 2017.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"4oyUwxePoQ\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/06\/22\/queens-speech-no-letting-fees\/\">The Queen\u2019s Speech: No more letting fees!<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;The Queen\u2019s Speech: No more letting fees!&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/06\/22\/queens-speech-no-letting-fees\/embed\/#?secret=wo0DTinRPF#?secret=4oyUwxePoQ\" data-secret=\"4oyUwxePoQ\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>The Estate\u2019s earnings have been pushed up by the rental growth <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/16\/property-investment-england-focus-central-london\/\" target=\"\" rel=\"noopener\">across Central London<\/a> as more than 400,000 square feet of retail and office space was let during the period across the portfolio for a total rent of \u00a334.4m per year.<\/p>\n<p><strong>All profit is returned to the Treasury.<\/strong><\/p>\n<p>Alison Nimmo, chief executive of The Crown Estate said: \u201cThis outperformance reflects many years of disciplined market positioning in our chosen sectors and has made our business resilient at a time of <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/06\/21\/property-prices-uk-increased-3-35-since-brexit-vote-despite-slump-warnings\/\" target=\"\" rel=\"noopener\">political and economic uncertainty<\/a>.&#8221;<\/p>\n<blockquote><p>&#8220;For over a decade we\u2019ve carefully timed our development pipeline, focussed on creating brilliant places in the best locations and maintained our active support of the UK\u2019s world-leading offshore wind sector.&#8221;<\/p><\/blockquote>\n<p>\u201cLooking ahead, we expect returns to remain subdued, but we are confident in the underlying strength of our markets and our commitment to quality in what we deliver. Asset management activity included signing over 2.6GW of leases in 2016\/17 for four projects.
