The numbers showed that a house with three bedrooms should ideally feature 1.8 bathrooms, when four beds are present it should have 3.6 bathrooms and five beds ask for 3.5.<\/p>\n<p>Estate agents estimate that, across the UK, an additional bathroom would add 6.8% to the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/05\/11\/property-sale-prices-uk-varied-extremely-march\/\" target=\"\" rel=\"noopener\">value of an average three bed property<\/a>, or \u00a312,000, for four bed houses the additional bathroom would increase values by 6.2% or \u00a317,000.<\/p>\n<p>About 95% of respondents believe four or five bedroom properties need to feature more than one bathroom and 43% think that a five bedroom home should have at least three bathrooms.<\/p>\n<p>As space is a rare premium in a lot of UK properties, 57% estate agents also stated they believe a shower room would add just as much value to a home as a bathroom, especially among <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/16\/one-third-first-time-buyers-now-spending-5-years-save-home\/\" target=\"\" rel=\"noopener\">the younger homeowners who haven\u2019t had any children yet<\/a>.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"nZfJqKOFYH\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/05\/02\/demand-investors-uk-property-rise-rics-says\/\">Demand from Investors for UK Property is on the rise, RICS says<\/a><\/p><\/blockquote>\n<p><iframe loading=\"lazy\" class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;Demand from Investors for UK Property is on the rise, RICS says&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/05\/02\/demand-investors-uk-property-rise-rics-says\/embed\/#?secret=082BBiNAUd#?secret=nZfJqKOFYH\" data-secret=\"nZfJqKOFYH\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>Rebecca Clapham is the head of household products at Direct Line and explained:<\/p>\n<blockquote><p>\u201cAs a new bathroom can add around \u00a312,000 to the value of a home, which compared to the cost of fitting one, is a significant return and may be a good option for people wishing to improve their home but without the space to add an extra bedroom or improve their kitchen.\u201d<\/p><\/blockquote>\n<p>And whilst an additional bathroom does add extra value to your home, 86% of estate agents also said that a new kitchen would be more desirable and 91% said <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/11\/16\/renting-uk-no-spare-rooms-available\/\" target=\"\" rel=\"noopener\">another bedroom would be more desirable<\/a>.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Adding another bathroom to a three bedroom property raises its value by almost \u00a312,000 and makes it more desirable to buyers, a new research has shown.
