{"id":2683,"date":"2017-04-28T07:00:08","date_gmt":"2017-04-28T06:00:08","guid":{"rendered":"https:\/\/www.buyassociation.co.uk\/?p=2683"},"modified":"2023-09-28T16:46:24","modified_gmt":"2023-09-28T15:46:24","slug":"builders-remain-bullish-face-rising-costs","status":"publish","type":"post","link":"https:\/\/www.buyassociationgroup.com\/en-gb\/news\/builders-remain-bullish-face-rising-costs\/","title":{"rendered":"Builders remain bullish in the face of rising costs"},"content":{"rendered":"<p><strong>Small construction firms enjoyed rising workloads in the first quarter of 2017, despite growing concerns over the cost of labour and materials, according to the Federation of Master Builders (FMB).<\/strong><\/p>\n<p>Key results from the FMB&#8217;s State of Trade Survey for Q1 2017, which is the largest quarterly assessment of the UK-wide SME construction sector, include:<\/p>\n<ul>\n<li>UK <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/04\/10\/small-construction-firms-shake-off-brexit-concerns-confidence\/\" target=\"\" rel=\"noopener\">construction SME workloads<\/a> increased more significantly than at any time since Q2 2016 ie the quarter immediately prior to last June&#8217;s EU referendum;<\/li>\n<li>One in two construction SMEs predict rising workloads in the coming months, with just 5% predicting a decrease in activity;<\/li>\n<li>85% of builders believe that material prices will rise in the next three months;<\/li>\n<li>58% of firms are struggling to hire carpenters, a post financial crisis high.<\/li>\n<\/ul>\n<blockquote class=\"wp-embedded-content\" data-secret=\"wRd1F1KUQf\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/04\/27\/proptech-2017-whats-next\/\">Proptech in 2017 &#8211; what&#8217;s next?<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;Proptech in 2017 &#8211; what&#8217;s next?&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/04\/27\/proptech-2017-whats-next\/embed\/#?secret=2aRy5LAkpW#?secret=wRd1F1KUQf\" data-secret=\"wRd1F1KUQf\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>Brian Berry, Chief Executive of the FMB, said: \u201cThe first three months of 2017 proved to be very positive for construction SMEs, which reported strong growth, underpinned by continuing resilience in the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/02\/21\/uk-homeowners-renovation-decoration-ups-price-home\/\" target=\"\" rel=\"noopener\">home improvement sector<\/a>. Workloads rose in every part of the UK, with particularly positive results in the devolved nations. Given the concerns that wider consumer confidence might be weakening, it&#8217;s encouraging that smaller construction firms aren&#8217;t sensing any drop-off in demand for their services. Indeed, despite Article 50 being triggered and the growing likelihood of a hard Brexit, these latest results demonstrate that builders are increasingly confident about the immediate future, with one in two forecasting higher workloads during the next quarter.\u201d<\/p>\n<p>Berry continued: \u201cThe survey covers the period before the announcement of a snap General Election, which may well cool consumer demand in the coming months. The results are also tempered by a clear rise in output costs for construction companies. Material prices and wages rose markedly in the first three months of this year, with larger numbers of construction SMEs believing that all three will rise further during the next quarter. Indeed, although only 20% of construction products and materials used in the UK are imported, the depreciation of sterling since the referendum last June has seen material prices shoot up \u2013 with 85% of builders predicting further rises \u2013 this pressure on margins looks set to continue. Such cost inflation presents clear challenges to the profitability of smaller building firms and in many cases, builders will be forced to pass these price increases onto their customers.\u201d<\/p>\n<p>Berry concluded:<\/p>\n<blockquote><p>\u201cThe combined effects of rising material costs and the ever-worsening construction skills crisis will therefore be reason enough for SME construction firms to be cautious in their optimism. If growth in real household income remains flat, and if consumer confidence is shaken by the impending <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/04\/25\/theresa-mays-general-election-will-impact-investor\/\" target=\"\" rel=\"noopener\">snap General Election<\/a> and the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/01\/25\/article-50-ruling-expect-uk-property\/\" target=\"\" rel=\"noopener\">triggering of Article 50<\/a>, there are plenty of potential pitfalls for builders to navigate. Nevertheless, as of yet, the much anticipated &#8216;Brexit effect&#8217; has yet to hit what is considered to be the bellwether sector of consumer confidence and wider economic health.\u201d<\/p><\/blockquote>\n<p>Meanwhile, criminal landlords and letting agents who exploit their tenants will be <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/04\/27\/power-renter-sadiq-khan-introduces-criminal-landlord-online-list\/\" target=\"\" rel=\"noopener\">&#8216;named and shamed&#8217;<\/a> on a new online database to protect the two million private renters in the capital, the Mayor of London, Sadiq Khan, announced today.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"5rDDOhNETf\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/04\/27\/britains-generation-rent-feels-let-high-street-agents\/\">Britain&#8217;s Generation Rent feels let down by high street agents<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;Britain&#8217;s Generation Rent feels let down by high street agents&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/04\/27\/britains-generation-rent-feels-let-high-street-agents\/embed\/#?secret=WaNWvD3i1f#?secret=5rDDOhNETf\" data-secret=\"5rDDOhNETf\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>The new database, to be built in partnership with London Boroughs and published on the Mayor&#8217;s website, will cite criminal landlords and letting agents who have been successfully prosecuted for housing offences. The Mayor believes it will give <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/06\/london-home-almost-one-fifth-uks-generation-rent\/\" target=\"\" rel=\"noopener\">Londoners greater confidence in renting in the capital<\/a>, allowing them to check a prospective landlord or letting agent before moving into a property, and acting as a deterrent to the minority of landlords and agents who behave dishonestly.<\/p>\n<p>Due to launch in the autumn, the database will enable councils London-wide easily to share information on landlords&#8217; criminal history and provide details of enforcement activity and investigations.
