And whilst prices have increased month-on-month, the market\u2019s development year-on-year tells a different story.<\/strong> <\/p>\n<p>Rightmove revealed in their latest statistics that <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/01\/04\/2017-house-price-predictions\/\" target>house prices increased<\/a> by 1.3% in March compared to one month earlier.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"7gxZ3n3Cuz\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/09\/february-house-price-index-supply-remains-close-record-lows\/\">February House Price Index: Supply remains close to record lows<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;February House Price Index: Supply remains close to record lows&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/09\/february-house-price-index-supply-remains-close-record-lows\/embed\/#?secret=wuM6U8Vnlh#?secret=7gxZ3n3Cuz\" data-secret=\"7gxZ3n3Cuz\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>Year-on-year, however, prices saw a drop of 2.3% down from 7.6% in March 2016. <\/p>\n<p>This somewhat drastic shift has mainly been influenced by last year\u2019s events following the announcement of an increase in <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/11\/22\/brits-housing-theresa-may-bye-bye-stamp-duty-infographic\/\" target>stamp duty for second home owners<\/a>. As this was announced in November 2015 but didn\u2019t come into effect until April 2016, the market saw <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/20\/cash-still-king-countrys-housing-market\/\" target>cash rich buyers<\/a> rushing to secure a property at the lower rate. <\/p>\n<p>With this in mind, it\u2019s difficult to view recent developments as a natural progression. <\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"G93Npi4Ljp\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/19\/60-buy-lets-bought-mortgage-free\/\">60% of buy-to-lets are bought mortgage free<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;60% of buy-to-lets are bought mortgage free&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/19\/60-buy-lets-bought-mortgage-free\/embed\/#?secret=TgIsbVlZlD#?secret=G93Npi4Ljp\" data-secret=\"G93Npi4Ljp\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>Rightmove\u2019s director, Miles Shipside, commented: &#8220;While six consecutive years of price rises have been a gravy train for many home-owners, some of them are running into the buffers of affordability when they come to trade up.&#8221;<\/p>\n<blockquote><p>&#8220;Meanwhile many <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/16\/one-third-first-time-buyers-now-spending-5-years-save-home\/\" target>would-be first-time buyers<\/a> are being left waiting on the platform struggling to even get on board. Modest average wage rises and tighter lending criteria have limited buyers&#8217; ability to pay more.&#8221;<\/p><\/blockquote>\n<p>And whilst credits have become and remained <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/11\/25\/uks-mortgage-costs-hit-record-low\/\" target>incredibly cheap<\/a>, banks have also become more cautious when it comes to their lending criteria.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Over the last twelve months, house prices in the Uk have had an interesting journey.
