It was the first fall since November 2010.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"HYzc0ZNwNe\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/10\/uks-rental-market-letting-vulnerable\/\">Is the UK\u2019s rental market letting down those most vulnerable?<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;Is the UK\u2019s rental market letting down those most vulnerable?&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/10\/uks-rental-market-letting-vulnerable\/embed\/#?secret=VAuRBY6vG6#?secret=HYzc0ZNwNe\" data-secret=\"HYzc0ZNwNe\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>But when <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/03\/far-prices-london-fall\/\" target=\"\" rel=\"noopener\">the 4.7% fall in London<\/a> and 2.6% decline in the South East are excluded, average rents rose 0.8% year-on-year.<\/p>\n<p>Johnny Morris, Research Director at Countrywide, says, \u201cRents are growing in most of the country but falls in London and the South East are dragging down the national growth rate. Recent falls in London and the South East are small in the context growth in recent years. Rents are a third higher in London and the South East than in 2007.<\/p>\n<blockquote><p>\u201cEarly signs point towards 2017 being a rare year where <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/02\/uk-regional-rental-prices-north-west-leading-way-yield-demand\/\" target=\"\" rel=\"noopener\">rents rise faster in the north of the country<\/a> than in the south. While rents are likely to track any increase in earnings, affordability in London and the South East remains stretched. That is likely to limit rental growth.\u201d<\/p><\/blockquote>\n<p>The number of homes available to rent increased by 9% but the growth in stock is slowing. Even so, rents are still \u00a3112 (14%) a month more than their previous peak in 2007.<\/p>\n<p>Apart from London and the South East, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/01\/16\/londons-property-market-says-no-birmingham-will-welcome\/\" target=\"\" rel=\"noopener\">every other region of the country saw rents continue to rise<\/a>, albeit at a slower rate than last month. The East and West Midlands were the only regions recording faster rental growth in February than in January.<\/p>\n<p>In other news that will add to the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/09\/buy-london-first-time-buyers\/\" target=\"\" rel=\"noopener\">housing stock in London<\/a>, Transport for London (TfL) has announced its preferred bidder for a joint venture to deliver 400 new homes by 2020 \u2013 half of which will be affordable \u2013 at a TfL-owned site in Kidbrooke.<\/p>\n<p>TfL and preferred bidder Triangle London Developments plan to establish a joint venture partnership to develop the vacant site with hundreds of new homes, commercial, retail and office space, as well as an improved transport hub, and village square.<\/p>\n<p>The four-acre site, in the Royal Borough of Greenwich, benefits from its proximity to the Zone 3 Kidbrooke national rail station and the Henley Cross bus station.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"OuYeO8hpIX\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/06\/rental-price-growth-slows-landlords-reluctant-push\/\">Rental price growth slows as landlords are reluctant to push them up<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;Rental price growth slows as landlords are reluctant to push them up&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/06\/rental-price-growth-slows-landlords-reluctant-push\/embed\/#?secret=QTMNArX4D4#?secret=OuYeO8hpIX\" data-secret=\"OuYeO8hpIX\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>Subject to final approval by the TfL Finance Committee and contract completion, the new joint venture will consult with Londoners to develop concept designs in order to seek planning permissions and start on site in 2018, aiming to have the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/01\/london-development-hotspots-revealed\/\" target=\"\" rel=\"noopener\">first homes available to buy and rent<\/a> by 2020.<\/p>\n<p>James Murray, Deputy Mayor for Housing and Residential Development, said:<\/p>\n<blockquote><p>\u201cThe Mayor is determined to fast-track more public land for development and to ensure at least half the new homes across TfL\u2019s portfolio of sites will be genuinely affordable.
