These areas are Scotland with an drop annually and monthly, Wales where prices fell month-on-month but increased over the last year, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/02\/23\/property-investment-england-focus-south-west\/\" target=\"\" rel=\"noopener\">the South West<\/a> where prices remained unchanged both for the annual and monthly comparison and <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/11\/property-investment-england-focus-north-east\/\" target=\"\" rel=\"noopener\">the North East<\/a> where they remain the same over the year and down month-on-month.<\/p>\n<p>Yorkshire and Humber has been the country\u2019s strongest market. Average rents increased by 3% annually, to \u00a3623, and by 1.3% month-on-month. Furthermore, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/01\/19\/property-investment-england-focus-east-midlands\/\" target=\"\" rel=\"noopener\">the East Midlands<\/a> have been very solid with a rental price increase of 1.2% year-on-year and 0.3% monthly.<\/p>\n<p><strong>There has been <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/11\/30\/landlords-plan-rises-cover-additional-costs\/\" target=\"\" rel=\"noopener\">a lot of discussion<\/a> whether landlords will increase their prices to cover some of the additional charges they are facing, i.e. <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/10\/25\/mortgage-tax-relief-changes-wont-stop-landlords\/\" target=\"\" rel=\"noopener\">mortgage tax relief changes<\/a> and the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/11\/24\/brexit-property-tax-autumn-statement-everything-need-know\/\" target=\"\" rel=\"noopener\">ban of letting agent fees<\/a> for tenants. The HomeLet report, however, suggests that this won\u2019t be happening anytime soon.<\/strong><\/p>\n<p>HomeLet research states that half of the 3,726 participating landlords think they have to raise rents to cover their additional costs, although 29% of them plan to postpone this increase until 2018. In recent months, we have seen landlords treading very carefully with rental price rises, amid concerns about tenants\u2019 ability to pay.
