The region also experienced the fastest growth month-on-month , mainly being explained through Londoners looking outside the capital to meet their housing needs.<\/p>\n<p>Other areas that surprised with strong growth were Wales, where prices went up by 6.5% (up to \u00a3586) in the last twelve months and the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/01\/19\/property-investment-england-focus-east-midlands\/\" target=\"\" rel=\"noopener\">East Midlands<\/a> was experienced an increase of 4.5% (up to \u00a3634) compared to one year ago.<\/p>\n<p>The only area to see an annual drop in prices was the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/02\/23\/property-investment-england-focus-south-west\/\" target=\"\" rel=\"noopener\">South West<\/a>, where prices went down by 1.6% (to \u00a3661).<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"HD90ZzEKcx\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/02\/23\/broken-londons-house-prices-one-graph\/\">How broken London\u2019s house prices are &#8211; in one graph<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;How broken London\u2019s house prices are &#8211; in one graph&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/02\/23\/broken-londons-house-prices-one-graph\/embed\/#?secret=DmV0X67euo#?secret=HD90ZzEKcx\" data-secret=\"HD90ZzEKcx\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>The only places seeing rents decreasing month-on-month were <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/01\/27\/london-house-prices-collapse\/\" target=\"\" rel=\"noopener\">London<\/a> at -0.4% and the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/12\/property-investment-england-focus-north-west\/\" target=\"\" rel=\"noopener\">North West<\/a> by -0.1%.<\/p>\n<p>Valerie Bannister, lettings director of Your Move, said:<\/p>\n<blockquote><p>\u201cThe start of a new year brought renewed confidence for the rental market in England and Wales. Rents in nearly every region surveyed have increased compared to the same point last year.\u201d<\/p><\/blockquote>\n<p>Yields, however, continue to be squeezed tight across the country, with all areas stating lower returns that they did one year ago. In January, the average return was 4.6% which is a minor decrease from the 4.7% in December and somewhat more significant behind the 5.1% from one year ago.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>The rental market in England and Wales saw rental prices increase by 1% in the twelve months to January with all regions but one recording growth, an index has revealed.
