{"id":1984,"date":"2016-12-21T12:00:20","date_gmt":"2016-12-21T12:00:20","guid":{"rendered":"https:\/\/www.buyassociation.co.uk\/?p=1984"},"modified":"2023-09-27T11:22:22","modified_gmt":"2023-09-27T10:22:22","slug":"rental-growth-slowed-2016-set-rise-2017","status":"publish","type":"post","link":"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/21\/rental-growth-slowed-2016-set-rise-2017\/","title":{"rendered":"Rental growth slowed in 2016, but set to rise again in 2017"},"content":{"rendered":"<p><strong>Britain\u2019s average residential rent increased slightly in 2016 at 1.12%, latest data revealed, but growth is expected to rise in 2017.<\/strong><\/p>\n<p>Compared to 2015 where growth was at 2.34%, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/09\/rental-supply-on-the-up\/\" target=\"\" rel=\"noopener\">rental growth<\/a> slowed this year with rents in London dropping by 0.31%, the national rent review by buy-to-let lender Landbay states.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"ITBWIfTYnr\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/20\/uk-property-market-stumbles-winter-recovers-spring\/\">UK property market stumbles in winter and recovers in spring<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;UK property market stumbles in winter and recovers in spring&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/20\/uk-property-market-stumbles-winter-recovers-spring\/embed\/#?secret=BJbIBbkWny#?secret=ITBWIfTYnr\" data-secret=\"ITBWIfTYnr\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>Towards the end of 2016, the national average rent paid is at \u00a31,188 per month, an increase of \u00a3132. <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/19\/londons-house-price-growth-lowest-rate-three-years\/\" target=\"\" rel=\"noopener\">Rents in London peaked in April<\/a> at \u00a31,894 before falling in May.<\/p>\n<p><strong>Whilst the downward spiral seemed to continue in London, the rest of England has seen a yearly rent increase of 2%. <\/strong><\/p>\n<p>The biggest annual rise happened in the East Midlands at 2.6%, followed by <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/08\/top-spots-property-demand-revealed\/\" target=\"\" rel=\"noopener\">the North West<\/a> at 2.03% and Yorkshire and Humberside at 1.67%. These three regions saw rent growing at their fastest pace in five years.<\/p>\n<p>Chief executive office of Landbay, John Goodall, sees the reason for the slowdown in the regulatory, political and economic challenges having an effect on <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/11\/14\/buy-let-turns-give-build-rent-chance\/\" target=\"\" rel=\"noopener\">the buy-to-let sector<\/a>.<\/p>\n<p>\u201cBut the nation has not been equally affected.
