While the reasons behind this are complex, build-to-rent could now begin to flourish.<\/strong><\/p>\n<p style=\"text-align: left;\"><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/04\/11\/new-guidance-on-tax-for-landlords-has-been-released-by-hmrc\/\">Tax reforms<\/a>, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/05\/30\/could-you-have-overpaid-on-your-stamp-duty-bill\/\">stamp duty<\/a> and new <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/04\/19\/is-buy-to-let-lucrative-landlords-despite-barriers\/\">lending rules<\/a> have all been thrown at the UK&#8217;s private rented sector over the past two years, but overall the market has remained hugely <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/04\/04\/buy-to-let-landlords-showing-resilience-in-the-face-of-tax-relief-cuts\/\">resilient<\/a> as demand for rental properties continues to peak. The latest figures from the Ministry of Housing, although showing a downturn as an estimated 3,800 landlords a month sell up, are not as straightforward as they seem.<\/p>\n<h4>Why are the numbers really falling?<\/h4>\n<p>One reason for the slight drop in numbers could be put down to rental property owners offloading the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/04\/13\/making-profit-from-london-property-investment-increasingly-difficult\/\">least profitable<\/a> items of stock in order to focus their funds on the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/05\/03\/property-investment-north-west-doubles-1bn\/\">better performing<\/a> properties. This is particularly the case in London, as house prices have begun to level out.<\/p>\n<p>Some investors may also be looking into <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/04\/02\/why-property-crowdfunding-popular-choice-millennials\/\">alternative investment types<\/a> as the market continues to change. The fact is that Generation Rent isn&#8217;t going anywhere, but the demographic is changing and new trends are coming to the fore which savvy investors are adapting to.<\/p>\n<p>One such trend is the booming <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/03\/14\/build-to-rent-new-way-rent-taking-over-market\/\">build-to-rent market<\/a>. The government has already pledged to invest \u00a31m in build-to-rent developments as part of its mission to cut the country&#8217;s housing shortage, while last year there was a reported \u00a32bn of investment in the space.<\/p>\n<h4>A new generation<\/h4>\n<p>The new generation of renters is increasing in age, as <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/06\/01\/why-homeowners-are-positive-about-todays-housing-market\/\">homeownership<\/a> becomes less of a priority for youngsters, and rising numbers of <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/02\/28\/build-rent-sector-build-houses-cater-for-families\/\">families<\/a> as well as older generations and even <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/03\/29\/older-renters-new-opportunities-build-to-rent-buy-to-let\/\">retirees<\/a> are choosing the flexibility of renting as opposed to owning a home. With higher levels of affluence in the private rented sector comes higher demand for facilities and <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/02\/22\/7-surprising-things-that-tenants-would-be-happy-to-pay-more-for\/\">added extras<\/a>, which are provided by the new build-to-rent developments being created.<\/p>\n<p>Swimming pools, gyms, concierge services, recreational spaces and homeworking hubs often come built in, creating communities in a way that the old buy-to-let market sometimes didn&#8217;t, while <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/04\/16\/housing-sector-moving-towards-proptech-and-smart-home-technology\/\">smart home technology<\/a> is also being fitted into many new-build developments.
