Prime property sales outperform rest of the UK\u2019s housing market"},"content":{"rendered":"<p><strong>Sales of million pound homes in the UK are rising, whilst the average price of homes in the same bracket has fallen by 7% over the last 24 months, a new research has revealed.<\/strong><\/p>\n<p>During the first six months in 2016 the number of million pound sales was 12% higher than during the same period one year earlier, the latest research by Lloyds Bank has revealed.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"5y2IlLSiGO\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/08\/25\/germanys-investors-manchesters-property-unusual-friendship\/\">Germany\u2019s investors &#038; Manchester\u2019s property: An unusual friendship<\/a><\/p><\/blockquote>\n<p><iframe loading=\"lazy\" class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;Germany\u2019s investors &#038; Manchester\u2019s property: An unusual friendship&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/08\/25\/germanys-investors-manchesters-property-unusual-friendship\/embed\/#?secret=9FraM98OJa#?secret=5y2IlLSiGO\" data-secret=\"5y2IlLSiGO\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>However, the 6% increase overall between the first half of 2014 and the same period of 2016 contrasts with growth in million pound sales over the past five and 10 years of 88% and 162% respectively, showing a <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/11\/08\/house-price-growth-standstill-october\/\" target=\"\" rel=\"noopener\">significant slowdown<\/a> over the past two years.<\/p>\n<p><strong>Regardless of this trend, the prime market has still outperformed the rest of Britain\u2019s housing market, with sales of properties under \u00a31 million only recording an increase of 2% from the first half of 2015 to the first half of 2016.<\/strong><\/p>\n<p>So, whilst the overall number of properties sold for \u00a31 million or more has risen, the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/11\/07\/uk-houses-now-six-times-earn\/\" target=\"\" rel=\"noopener\">average price for houses<\/a> in the seven-digit world has fallen for the last two years from \u00a31,862,578 in the first half of 2014 to \u00a31,727,327 in the first half of 2016, a fall of 7%.<\/p>\n<p>The report names a decline in sales at the very top end of the market, properties worth \u00a35 million and more or \u00a32 million plus, as a main influencer of the drop in value.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"VDiLfEZhsL\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/11\/04\/crossrail-boost-london-house-prices\/\">Crossrail to boost London house prices<\/a><\/p><\/blockquote>\n<p><iframe loading=\"lazy\" class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;Crossrail to boost London house prices&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/11\/04\/crossrail-boost-london-house-prices\/embed\/#?secret=xvZ5MEgFzR#?secret=VDiLfEZhsL\" data-secret=\"VDiLfEZhsL\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>Otherwise, as with most property sales statistics this year, the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/11\/03\/investing-in-property-here-are-5-things-worth-knowing\/\" target=\"\" rel=\"noopener\">new stamp duty surcharge<\/a> might\u2019ve also had an effect on the rise in sales during the first half of 2016.<\/p>\n<p>Whilst 2015 had three British million pound towns (places where the average of all property sales is more than \u00a31 million), Virginia Water, Cobham and Beaconsfield, the recent development left Virginia Water in Runnymede as Britain\u2019s only millionaire\u2019s haven.<\/p>\n<blockquote><p>Over the last year, there\u2019s been an increase in the number of houses being sold for more than \u00a31 million, but there\u2019s also been a dip in the average house price at this level for two years in a row,&#8221;<\/p><\/blockquote>\n<p>said Sarah Deaves, private banking director at Lloyds Bank.<\/p>\n<p>&#8220;The strength of the London economy, stamp duty changes and the attractiveness of UK prime property to overseas buyers, could all play a part in the boost to sales at this level. Due to a reduction in the average prices for all those homes sold for more than \u00a31 million, Virginia Water in Surrey is now Britain\u2019s only million pound town.
