Searches are carried out to discover additional information about a property that often may not be obvious. They typically include aspects such as whether planning permission may be granted for a future development that would negatively impact your property, the quality of the ground on which your house is built or details of common drains and access rights.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"u4YmjGGTrY\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/10\/19\/property-rentals-sales-first-time-since-1930s\/\">More property rentals than sales for first time since 1930s<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;More property rentals than sales for first time since 1930s&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/10\/19\/property-rentals-sales-first-time-since-1930s\/embed\/#?secret=cRxdZVHajW#?secret=u4YmjGGTrY\" data-secret=\"u4YmjGGTrY\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>The searches should be completed and approved before you exchange contracts and legally commit yourself to purchasing the property, as they may highlight planning or structural issues that could either affect the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/10\/06\/prime-property-prices-uk-show-positive-outlook\/\" target=\"\" rel=\"noopener\">value of the property<\/a>, or result in additional costs further down the line.<\/p>\n<p><strong>Part 1: Flood Report<\/strong><\/p>\n<p>The Environment Agency estimates that one in six homes in England (approximately 5.2m properties) are at risk from flooding. Of these, 1.4m are at risk from rivers or the sea alone, 2.8m are at risk from surface water alone and 1m are at risk from both. Properties at risk do not need to be close to a river or the sea or on low lying ground to be exposed to flood risk. Surface water, groundwater and overflowing sewers are increasingly common causes of flooding.<\/p>\n<p><strong>The most common types of flooding are:<\/strong><\/p>\n<ul>\n<li><strong>Surface water flooding<\/strong> &#8211; occurs when heavy rainfall overwhelms the drainage capacity of an area.<\/li>\n<li><strong>Sewer flooding <\/strong>&#8211; occurs when sewers are overwhelmed by heavy rainfall or when they become blocked.<\/li>\n<li><strong>Groundwater flooding<\/strong> &#8211; occurs when underground water levels rise above surface level.
