{"id":13203,"date":"2018-03-13T14:15:49","date_gmt":"2018-03-13T14:15:49","guid":{"rendered":"https:\/\/www.buyassociation.co.uk\/?p=13203"},"modified":"2023-10-06T14:02:37","modified_gmt":"2023-10-06T13:02:37","slug":"buy-to-let-landlords-made-86000-profit-after-selling-up-last-year","status":"publish","type":"post","link":"https:\/\/www.buyassociationgroup.com\/en-gb\/news\/buy-to-let-landlords-made-86000-profit-after-selling-up-last-year\/","title":{"rendered":"Buy-to-let landlords made over \u00a386,000 profit after selling up last year"},"content":{"rendered":"<p><strong>UK landlords who decided to offload a rental property last year stood to gain an average of \u00a386,651 profit from the sale, although there were massive regional variations across the country&#8230;<\/strong><\/p>\n<p>The latest figures from Countrywide revealed that almost all <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/04\/19\/is-buy-to-let-lucrative-landlords-despite-barriers\/\">buy-to-let landlords<\/a> who sold up during 2017 made hefty gains through the capital appreciation of their properties, although it was slightly less than the returns made by owner-occupiers, who reaped \u00a392,886 on average.<\/p>\n<p>This is based on the average landlord owning a property for eight and a half years, while owner-occupiers generally moved on after nine years, leaving slightly more time for a <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/03\/08\/house-price-growth-slows-halifax-reports-monthly-uptick-february\/\">price rise<\/a>.<\/p>\n<p>However, regional variations were significant, with <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/01\/30\/then-and-now-investors-learn-london-housing-market\/\">London<\/a> landlords standing to make a colossal profit of \u00a3253,981 if they sold a rental property last year, more than four times the national average. Out of these sellers, 28% doubled their money, thanks to the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/04\/09\/property-investors-make-more-house-price-gains-rental-income\/\">property price boom<\/a> seen in the capital over the past decade. As the market in the capital continues to <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/03\/12\/tables-turn-between-london-and-north-with-more-capital-house-price-falls\/\">flatten out<\/a>, investors may begin to sell their London rental properties in favour of seeking <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/03\/15\/more-people-using-property-as-source-of-income-as-equity-release-rises\/\">more profit<\/a> in <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/03\/07\/these-northern-cities-top-property-hotspots-uk-investors\/\">up-and-coming<\/a> parts of the country.<\/p>\n<h4>Investor gains<\/h4>\n<p>The smallest profits were seen in the north-east of the country, where buy-to-let landlords made an average \u00a323,874 on the sale of their rental digs, with 25% of those who sold not making any profit at all, while 9% doubled their money.<\/p>\n<p>In the north-west, which has seen a <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/01\/25\/properties-in-manchester-sell-three-times-faster-than-london\/\">strengthening property market<\/a> in recent years and is forecast to continue gaining strength, landlords who sold up last year made average profits of \u00a324,519, with 80% of sellers turning a profit and 12% seeing their original investment doubled on sale.<\/p>\n<p>Johnny Morris, research director at Countrywide, said: &#8220;House price growth has driven <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/04\/04\/buy-to-let-landlords-showing-resilience-in-the-face-of-tax-relief-cuts\/\">investor gains<\/a>. Landlords selling in 2017 owned their homes for nearly nine years.
