But it seems people&#8217;s overriding optimism could be bumping up perceived house values across the country.\u00a0<\/strong><\/p>\n<p>Almost every region in the UK is seeing people overestimate the value of their homes, according to a new survey from Aviva. The insurance firm asked a random sample of 2,318 <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/04\/30\/renting-homeownership-and-covid-19-savills-looks-at-whats-changed\/\" target=\"_blank\" rel=\"noopener noreferrer\">homeowners<\/a> to assess the value of their property, and 22% pitched their estimate over the average.<\/p>\n<p>Respondents gave their average <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/08\/14\/rising-house-prices-and-rental-market-growth-expected-in-coming-months\/\" target=\"_blank\" rel=\"noopener noreferrer\">home value<\/a> to be \u00a3288,263, while the UK average according to the government&#8217;s house price index is \u00a3235,673. The only area to underestimate the value of their homes was <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/09\/07\/latest-on-london-property-market-house-prices-and-investment\/\" target=\"_blank\" rel=\"noopener noreferrer\">London<\/a>. In the capital, people tended to think their properties were worth 5.1% less than they were.<\/p>\n<h4>Homeowners undeterred<\/h4>\n<p><a href=\"https:\/\/www.aviva.co.uk\/aviva-edit\/surveys-and-reports\/articles\/how-we-live\/\" target=\"_blank\" rel=\"noopener noreferrer\">Aviva<\/a> also asked homeowners how they regarded their home&#8217;s value since the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/09\/11\/a-permanent-change-massive-rise-in-cycling-in-london-and-manchester\/\" target=\"_blank\" rel=\"noopener noreferrer\">coronavirus<\/a> outbreak. The overall picture was a positive one, with almost half (48%) saying they didn&#8217;t think <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/07\/17\/low-interest-rates-plus-stamp-duty-cut-to-boost-uk-house-prices\/\" target=\"_blank\" rel=\"noopener noreferrer\">house prices<\/a> had been affected. Almost one in ten (9%) believe house prices have gone up either significantly or slightly since March.<\/p>\n<p>On the flip side, around a quarter believe their properties have slightly dropped in value. A further 3% think this decline has been significant. But, Aviva points out, people are still just as keen as ever to <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/08\/20\/uk-housing-market-ripe-for-young-property-investors-after-stamp-duty-cut\/\" target=\"_blank\" rel=\"noopener noreferrer\">invest<\/a> in property.<\/p>\n<blockquote><p>&#8220;This has not deterred non-homeowners\u2019 enthusiasm to get on the property ladder. Of those who do not own a property already, almost two thirds (63%) hope to own a home in the future and three quarters of this group (75%) feel it is \u2018likely\u2019 that this aspiration will become a reality.&#8221;<\/p><\/blockquote>\n<h4>Renovations and property purchases changing homes<\/h4>\n<p>The report also looks at how people have <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/07\/13\/how-landlords-homeowners-can-get-5000-improve-properties\/\" target=\"_blank\" rel=\"noopener noreferrer\">invested more money<\/a> in their homes during lockdown. It states that around 85% of UK residents have undertaken some form of home improvement over the past six months.<\/p>\n<p>For some, this may have just involved purchasing new equipment, while for others, whole rooms may have been repurposed and modified. The survey shows that as many as 62% of household made &#8220;extraordinary purchases&#8221; during lockdown.<\/p>\n<p>The typical household spent the biggest percentage (23%) of household purchase budgets on home improvement equipment. This includes things like paint and furniture to <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/01\/10\/new-epc-rules-2020-added-incentive-invest-new-properties\/\" target=\"_blank\" rel=\"noopener noreferrer\">renovate<\/a> rooms, and comes to around \u00a375 per household. Other common items include toys, games and subscriptions, garden equipment and computer equipment and stationery, as well as office furniture.<\/p>\n<p>It could be some of this investment that has led many to add value onto their home estimates. Particularly for those who have used lockdown to invest in decorating their homes, a new estate agent valuation could see a higher asking price now.<\/p>\n<h4>Repurposing for home-working<\/h4>\n<p>A growing number of people in the UK were already <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/03\/24\/property-priorities-changing-as-more-professionals-working-from-home\/\" target=\"_blank\" rel=\"noopener noreferrer\">working from home<\/a> at least partly before this year. However, since lockdown, this figure has increased exponentially, and it could even be a <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/09\/15\/how-new-work-life-balance-affecting-the-uk-housing-market\/\" target=\"_blank\" rel=\"noopener noreferrer\">permanent change<\/a> for many. According to the <a href=\"https:\/\/www.ons.gov.uk\/\" target=\"_blank\" rel=\"noopener noreferrer\">Office for National Statistics<\/a>, 47% of people were working from home in April.<\/p>\n<p>Interestingly, two fifths of people across the country adapted their homes to enable this change. Some set up dedicated spaces for working, teaching and even gyms, as people&#8217;s primary uses for their homes became more diverse.<\/p>\n<p>More than a quarter (28%) of people have either created a <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/07\/29\/how-rise-working-from-home-changing-the-uk-housing-market\/\" target=\"_blank\" rel=\"noopener noreferrer\">workspace<\/a> in another room, or adapted a room to enable home-working, says Aviva. For 5% of people, a building or space outside the home has been adapted to enable home-working.<\/p>\n<blockquote><p>Aviva adds: &#8220;While many of these arrangements may have been intended as a short-term measure originally, a recent study found that almost half of workers (45%) expect to work flexibly after lockdown ends.&#8221;<\/p><\/blockquote>\n<p>&#8220;[A further] 81% plan to work remotely at least one day per week &#8211; suggesting some rooms and outbuildings could be altered permanently.&#8221;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>House prices have been extremely difficult to track in recent months due to a lack of transaction data.
