But Zoopla&#8217;s new report shows how the London buy-to-let market is different from the rest.<\/strong><\/p>\n<p>Annual rental growth across the UK, excluding London, hit 2.2% in June, supported by <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/06\/03\/whats-behind-the-soaring-demand-for-rental-property-in-the-uk\/\" target=\"_blank\" rel=\"noopener noreferrer\">high demand<\/a> in the private rented sector. However, while much of the country saw rents go up, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/08\/03\/property-investors-see-growing-trend-for-co-living-couples-in-london\/\" target=\"_blank\" rel=\"noopener noreferrer\">London<\/a> reported negative growth, with a 1.4% fall in rents year-on-year.<\/p>\n<p>According to Zoopla, this is partly a result of a rising supply of properties to rent combined with lower demand. Taking <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/07\/22\/new-rental-trends-revealed-as-priorities-change-post-covid-19\/\" target=\"_blank\" rel=\"noopener noreferrer\">COVID-19<\/a> into account, offices have closed and international travel has almost stopped. This &#8216;two-speed&#8217; market means that the overall picture for the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/06\/15\/learning-from-history-outlook-uk-rental-growth-after-covid-19\/\" target=\"_blank\" rel=\"noopener noreferrer\">UK rental sector<\/a>, removing London from the equation, is positive.<\/p>\n<h4>Unprecedented boost in demand<\/h4>\n<p>During lockdown, Zoopla notes that there was a major <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/04\/23\/uk-rental-market-bounces-back-with-predictions-of-surge-on-the-way\/\" target=\"_blank\" rel=\"noopener noreferrer\">bounce-back<\/a> in enquiries for UK rental properties. Even with some recent moderation, tenant demand is currently 33% higher than it was pre-lockdown. It is also 25% higher than it was this time last year.<\/p>\n<p>The report states: &#8220;Renters, like <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/04\/30\/renting-homeownership-and-covid-19-savills-looks-at-whats-changed\/\" target=\"_blank\" rel=\"noopener noreferrer\">homeowners<\/a>, may have used lockdown as a chance to reassess how and where they are living, prompting a further boost to activity in the market. At the same time, some renters may have <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/07\/29\/how-rise-working-from-home-changing-the-uk-housing-market\/\" target=\"_blank\" rel=\"noopener noreferrer\">relocated<\/a> to live with family or friends to save on rental costs \u2013 bringing more homes back to the market.<\/p>\n<blockquote><p>&#8220;The number of homes for rent has increased, slightly ahead of usual seasonal trends, with homes for rent 7% higher than this time last year at a national level.&#8221;<\/p><\/blockquote>\n<h4>Where are rents rising the most?<\/h4>\n<p>Out of 64 cities analysed in the Zoopla report, only six had declining rents between June 2019 and June 2020. As well as London, these were Swindon, Coventry, Middlesbrough, Northampton and Aberdeen.<\/p>\n<p>While the rest of the country saw positive growth, there were six standout locations that posted growth above 4%. These were <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/05\/18\/top-rental-yields-attract-more-investors-to-manchester-liverpool-and-preston\/\" target=\"_blank\" rel=\"noopener noreferrer\">Preston<\/a>, Rochdale, Sunderland, Bristol, York and Leicester.<\/p>\n<p>In England, rents in Yorkshire and the Humber region saw the biggest rise of 3% annual growth. This brings average rents there to \u00a3589 per month, one of the lowest in the country. The south-west, where yields have been lower for many <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/06\/30\/landlords-becoming-more-bullish-as-they-build-war-chests-for-growth\/\" target=\"_blank\" rel=\"noopener noreferrer\">landlords<\/a>, actually saw the second highest rise. There, rents climbed by 2.8% to \u00a3798.<\/p>\n<p>The East Midlands follows with an average annual rental increase of 2.7% (up to \u00a3643 per month). And next is the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/06\/11\/more-buyers-head-to-north-west-as-property-sales-soar-by-137-since-may\/\" target=\"_blank\" rel=\"noopener noreferrer\">north-west<\/a>, where rents went up by 2.4% to an average of \u00a3610 per month.<\/p>\n<h4>Outlook for the future<\/h4>\n<p>Many factors will come into play when deciding on the future ups and downs in the rental market. The effects of COVID-19 are likely to be felt in all markets for a long time, and on an economic level there is a lot of uncertainty.<\/p>\n<p>However, Zoopla still expects a relatively positive outcome by the end of 2020. It predicts that UK rental growth (excluding London) will slow down, but still be positive (+1%) by year end. However, in London it may weaken further, with rents potentially reducing by as much as -5% by year end.<\/p>\n<blockquote><p>The report adds: &#8220;A slow reopening of <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/06\/23\/biggest-post-lockdown-office-deal-in-birmingham-boost-midlands-city\/\" target=\"_blank\" rel=\"noopener noreferrer\">city centres<\/a> and businesses getting staff back into offices are likely to act as a drag on demand at what is usually a busy time of year. This will be compounded by any increase in unemployment.&#8221;<\/p><\/blockquote>\n<p>&#8220;Yet alongside this, reduced availability of high loan to value <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2020\/06\/23\/better-rates-cheaper-deals-and-more-incentives-in-uk-mortgage-market\/\" target=\"_blank\" rel=\"noopener noreferrer\">mortgages<\/a> \u2013 used by many first-time buyers &#8211; will support demand for rented housing.&#8221;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>The number of people looking for rental homes continues to outpace supply across the UK.
