England\u2019s South West experienced an <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/07\/06\/landlords-remain-reluctant-increase-rent-prices\/\" target=\"\" rel=\"noopener\">increase in rental costs<\/a> of 4.6% year-on-year (up to \u00a3786 per month), which indicates the biggest annual increase across the country.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"9lhGRNO9rp\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/07\/17\/uk-private-rented-sector-doubled-since-1990s\/\">UK private rented sector has more than doubled since 1990s<\/a><\/p><\/blockquote>\n<p><iframe loading=\"lazy\" class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;UK private rented sector has more than doubled since 1990s&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/07\/17\/uk-private-rented-sector-doubled-since-1990s\/embed\/#?secret=GrpeFlF1th#?secret=9lhGRNO9rp\" data-secret=\"9lhGRNO9rp\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>Countrywide\u2019s monthly lettings index also showed that average rents rose by 2.8% in England\u2019s East, by 2.3% in the Midlands and <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/06\/22\/new-study-locates-10-buy-let-hotspots-englands-north\/\" target=\"\" rel=\"noopener\">England\u2019s North<\/a>, by 1.4% in Scotland, by 1.1% in the South East of England and by 0.1% in Wales.<\/p>\n<p><strong>Only London saw a drop in rental costs of 0.8%.<\/strong><\/p>\n<p>The number of <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/01\/05\/buyers-china-hong-kong-continue-investing-uk-property-despite-brexit\/\" target=\"\" rel=\"noopener\">overseas landlords<\/a> has also dropped according to the report. Whilst 12% of landlords were foreigners in 2010 the number is now down to 5%.<\/p>\n<p>Again, the capital has seen the biggest decrease as overseas landlords investing in the capital have dropped from 26% in 2010 down to 11% now.<\/p>\n<p>The number of <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/08\/25\/germanys-investors-manchesters-property-unusual-friendship\/\" target=\"\" rel=\"noopener\">Europeans owning investment property in the UK<\/a> has been dropping gradually over time, more so than from any other part of the world. Whilst they made up 39% of all overseas <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/03\/06\/rents-continue-fall-prime-central-london-will-bounce-back\/\">landlords in London<\/a> in 2010 this number has now dropped down to 28%.<\/p>\n<p>Asian investors are now London\u2019s biggest landlord base at 33%, followed by Europeans at 28%, North Americans at 10% and Middle Eastern at 9%.<\/p>\n<p>Outside of the capital, however, Europeans are still the biggest landlord group with a total of 37%.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"j0D74RZYhj\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/07\/10\/supply-rental-properties-might-rising-rents\/\">Supply of rental properties might be rising, but so are rents<\/a><\/p><\/blockquote>\n<p><iframe loading=\"lazy\" class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;Supply of rental properties might be rising, but so are rents&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/07\/10\/supply-rental-properties-might-rising-rents\/embed\/#?secret=vANgSSrlvK#?secret=j0D74RZYhj\" data-secret=\"j0D74RZYhj\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>Overseas based landlords earned, on average, 35% in rent over the last year than local landlords did and more than 50% of this income came from <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/06\/london-home-almost-one-fifth-uks-generation-rent\/\" target=\"\" rel=\"noopener\">rental property located in London<\/a>.<\/p>\n<p>Johnny Morris is the research director at Countrywide and gave some more insight into the findings:<\/p>\n<blockquote><p>\u201cFalls in London were off-set by higher growth across the rest of the country.
