{"id":3020,"date":"2017-07-10T12:30:24","date_gmt":"2017-07-10T11:30:24","guid":{"rendered":"https:\/\/www.buyassociation.co.uk\/?p=3020"},"modified":"2017-07-10T12:30:24","modified_gmt":"2017-07-10T11:30:24","slug":"supply-rental-properties-might-rising-rents","status":"publish","type":"post","link":"https:\/\/www.buyassociationgroup.com\/en-au\/news\/supply-rental-properties-might-rising-rents\/","title":{"rendered":"Supply of rental properties might be rising, but so are rents"},"content":{"rendered":"<p><strong>Whilst there are more properties available in the country\u2019s private rented sector rental costs are still continuing to increase, a new research shows.<\/strong><\/p>\n<p>Property portal Rightmove\u2019s latest rental tracker report revealed that <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/09\/february-house-price-index-supply-remains-close-record-lows\/\" target=\"\" rel=\"noopener\">supply has increased<\/a> by 7% outside of London during Q2 of 2017 when compared to the same period last year.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"wo3Lf9U9GM\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/06\/london-home-almost-one-fifth-uks-generation-rent\/\">London is home to almost one fifth of UK\u2019s Generation Rent<\/a><\/p><\/blockquote>\n<p><iframe loading=\"lazy\" class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;London is home to almost one fifth of UK\u2019s Generation Rent&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/06\/london-home-almost-one-fifth-uks-generation-rent\/embed\/#?secret=aU8oagVdrC#?secret=wo3Lf9U9GM\" data-secret=\"wo3Lf9U9GM\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>In the capital itself, rental supply even increased by 8% over the same period of time.<\/p>\n<p><strong>However, despite the increase in supply, rental costs are still on the rise. They\u2019re increased by 2.8% outside of London from Q1 2017 to Q2, currently averaging at \u00a3790 per month.<\/strong><\/p>\n<p>Within London, average rents have only increased slightly during the same time frame, up by 0.2% to an average of \u00a31,934 per month.<\/p>\n<p>Ascot, Bath, Salford, Newcastle, Leeds, Cambridge, Birmingham, Cardiff and Aberdeen<br \/>\noffer some of the biggest concentrations of available properties in the private rented sector. This is based on the areas with the highest numbers of available rental properties, as a proportion of total housing stock in the areas. However, some of these areas, such as <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/02\/16\/manchester-salford-see-biggest-rise-rental-yields\/\" target=\"\" rel=\"noopener\">Salford<\/a> and <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/06\/07\/newcastle-leads-uk-family-living-index\/\" target=\"\" rel=\"noopener\">Newcastle<\/a>, also come with huge demand from potential renters.<\/p>\n<p>Additionally, the extended choice comes as a surprise to many as the added stamp duty charges (introduced last year) were intended to <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/10\/05\/governments-buy-let-taxes-will-create-rental-supply-crisis-2025\/\" target=\"\" rel=\"noopener\">stop investors from putting their money in buy-to-let property<\/a>.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"203Kfz9nOf\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/06\/22\/new-study-locates-10-buy-let-hotspots-englands-north\/\">New study locates all 10 buy-to-let hotspots in England\u2019s North<\/a><\/p><\/blockquote>\n<p><iframe loading=\"lazy\" class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;New study locates all 10 buy-to-let hotspots in England\u2019s North&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/06\/22\/new-study-locates-10-buy-let-hotspots-englands-north\/embed\/#?secret=wa9Xns4kIr#?secret=203Kfz9nOf\" data-secret=\"203Kfz9nOf\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>Sam Mitchell is Rightmove\u2019s head of letting and said:<\/p>\n<p>\u201cMany thought that rental supply would constrict this year, as landlords sold up and looked to invest their money elsewhere, but clearly this isn\u2019t happening yet. Perhaps landlords are re-mortgaging their <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/04\/11\/new-buy-let-tax-will-work\/\" target=\"\" rel=\"noopener\">buy to let properties<\/a> instead, as they still feel it\u2019s a better investment than looking to other industries.\u201d<\/p>\n<p>\u201cIt could spell good news for tenants coming to the end of their lease as they might find there is slightly more choice than last year.
