{"id":2936,"date":"2017-06-22T13:00:42","date_gmt":"2017-06-22T12:00:42","guid":{"rendered":"https:\/\/www.buyassociation.co.uk\/?p=2936"},"modified":"2017-06-22T13:00:42","modified_gmt":"2017-06-22T12:00:42","slug":"new-study-locates-10-buy-let-hotspots-englands-north","status":"publish","type":"post","link":"https:\/\/www.buyassociationgroup.com\/en-au\/2017\/06\/22\/new-study-locates-10-buy-let-hotspots-englands-north\/","title":{"rendered":"New study locates all 10 buy-to-let hotspots in England\u2019s North"},"content":{"rendered":"<p><strong>A new kind of North-South divide has opened up in the country\u2019s buy-to-let market as soaring prices make the South unattractive, and investors turn their attention further North.<\/strong><\/p>\n<p>A recent study put together by Property Partner revealed that out of 100 towns and cities across Britain, the ten best buy-to-let locations are all <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/05\/02\/cities-englands-north-leading-britains-urban-house-price-growth\/\" target=\"\" rel=\"noopener\">located in the North<\/a> while the study\u2019s ten worst areas are all in the South.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"y1OyHwmuh7\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/06\/15\/asking-prices-across-uk-especially-north\/\">Asking prices up across the UK &#8211; especially in the North<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;Asking prices up across the UK &#8211; especially in the North&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/06\/15\/asking-prices-across-uk-especially-north\/embed\/#?secret=dp4GnZzHIK#?secret=y1OyHwmuh7\" data-secret=\"y1OyHwmuh7\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>Stoke-on-Trent is currently the country\u2019s most lucrative buy-to-let hotspot, featuring the best combination of house prices, local salaries and rental returns, the research revealed.<\/p>\n<p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/10\/26\/trains-trams-motorways-greater-manchesters-greatest-expansion\/\" target=\"\" rel=\"noopener\">Greater Manchester<\/a>\u2019s Oldham comes in as second best for buy-to-let investment followed by Liverpool.<\/p>\n<p>The rest of the study\u2019s top ten is made up of Leeds, Middlesbrough, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/06\/07\/newcastle-leads-uk-family-living-index\/\" target=\"\" rel=\"noopener\">Newcastle<\/a>, Stockton-on-Tees, Gateshead, Rotherham and Rochdale.<\/p>\n<p>The worst area to currently put your money as a buy-to-let investor is Poole, where the annual rental yield only averages at 1.94%, followed by <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/16\/property-investment-england-focus-central-london\/\" target=\"\" rel=\"noopener\">Central London<\/a> and Sevenoaks.<\/p>\n<p>Other member of the ten worst places for buy-to-let investment are <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/01\/03\/south-west-sees-biggest-house-price-rise-of-2017\/\">Bournemouth<\/a>, Cambridge, Oxford, Winchester, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/11\/21\/pay-30000-live-one-englands-market-towns\/\">St Albans<\/a>, Chelmsford and Brighton.<\/p>\n<p>The study wasn\u2019t <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/02\/16\/manchester-salford-see-biggest-rise-rental-yields\/\" target=\"\" rel=\"noopener\">purely based on rental yield<\/a>, but also took factors like average income, average property price and average rent into account. The easiest way to enter the buy-to-let market is to invest in an area where the investor\u2019s income is pretty high compared to the local property prices. They will then earn a better income if those properties ask for high levels of rent compared to their original price.<\/p>\n<p>For those <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/04\/11\/buy-let-still-seen-attractive-investment\/\" target=\"\" rel=\"noopener\">buy-to-let investors<\/a> looking for a high income, the study paints a very clear picture; there\u2019s a very apparent connection between low rental yield and and inefficient investment.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"Pl8ytV61Y7\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/04\/28\/even-greater-manchester-north-top-5-transport-improvements-know\/\">An even greater Manchester? Those are:<\/p>\n<ul>\n<li><strong>Leeds<\/strong> with a rental yield of 6.92%<\/li>\n<li><strong>Gateshead<\/strong> with a rental yield of 5.78%<\/li>\n<li><strong>Stoke-on-Trent<\/strong> with a rental yield of 5.67%<\/li>\n<li><strong>Rochdale<\/strong> with a rental yield of 5.6%<\/li>\n<li><strong>Newcastle<\/strong> with a rental yield of 5.59%<\/li>\n<\/ul>\n<p>So, if the study tells us anything, it\u2019s that when it comes to investment property it\u2019s not always about central location, huge demands and shiny stock, sometimes the perfect spot can be <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/10\/18\/northern-powerhouse-creating-property-investment-hotspots\/\" target=\"\" rel=\"noopener\">close to your doorstep<\/a>, with less demand than you expected.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>A new kind of North-South divide has opened up in the country\u2019s buy-to-let market as soaring prices make the South unattractive, and investors turn their attention further North.
