{"id":2826,"date":"2017-05-29T14:00:24","date_gmt":"2017-05-29T13:00:24","guid":{"rendered":"https:\/\/www.buyassociation.co.uk\/?p=2826"},"modified":"2017-05-29T14:00:24","modified_gmt":"2017-05-29T13:00:24","slug":"house-price-growth-slowed-lot-englands-south","status":"publish","type":"post","link":"https:\/\/www.buyassociationgroup.com\/en-au\/2017\/05\/29\/house-price-growth-slowed-lot-englands-south\/","title":{"rendered":"House price growth has slowed down a lot in England\u2019s South"},"content":{"rendered":"<p><strong>Whilst the annual rate of house price growth across the UK\u2019s key cities has slowed, eleven of them still have prices rising faster than one year ago.<\/strong><\/p>\n<p>Across the country\u2019s 20 <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/05\/massive-build-rent-development-announced-uk\/\" target=\"\" rel=\"noopener\">key cities<\/a>, prices have increased by 5.3% over the 12 months to April 2017, which represents a drop from the 8.7% recorded in April 2016, latest figures from Hometrack revealed.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"yMkOHdrVUV\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/05\/23\/flat-prices-seen-biggest-increase-last-7-years\/\">Flat prices have seen the biggest increase over the last 7 years<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;Flat prices have seen the biggest increase over the last 7 years&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/05\/23\/flat-prices-seen-biggest-increase-last-7-years\/embed\/#?secret=4GHdMEaxAm#?secret=yMkOHdrVUV\" data-secret=\"yMkOHdrVUV\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>Currently showing the biggest annual growth is <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/05\/15\/new-tram-stops-boost-house-prices-cities-like-manchester-birmingham\/\" target=\"\" rel=\"noopener\">Manchester at 8.4%<\/a>, followed by Leicester and Birmingham, both at 7.7%.<\/p>\n<p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/05\/29\/number-home-buyers-london-drops-19-first-quarter\/\" target=\"\" rel=\"noopener\">The capital<\/a>, however, is a completely different story. The Hometrack index showed an annual growth rate for London of 3.5%, which is a considerable drop from the 13% recorded one year ago (April 2016).<\/p>\n<p>Quarterly house price growth averaged at 3.2% for the three months to April 2017 with only <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/01\/31\/meet-property-hotspots-2017-manchester-birmingham-edinburgh\/\" target=\"\" rel=\"noopener\">Manchester, Birmingham, and Edinburgh<\/a> recording a higher rate at 4%, 3.8% and 3.7% respectively.<\/p>\n<p>The Hometrack report put the trend for a constant growth of figures in the North down to the weaker levels of demand in southern cities like <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/02\/27\/oxford-named-uks-least-affordable-place-live\/\" target=\"\" rel=\"noopener\">Oxford<\/a>, Bristol and London, paired with low affordability and tax changes.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"UvqjXXuv2Z\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/05\/17\/hotel-mum-dad-rising-house-prices-make-generation-rent-stay-home-longer\/\">Hotel of Mum and Dad: Rising house prices make Generation Rent stay at home for longer<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;Hotel of Mum and Dad: Rising house prices make Generation Rent stay at home for longer&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/05\/17\/hotel-mum-dad-rising-house-prices-make-generation-rent-stay-home-longer\/embed\/#?secret=pZTfgTXbjZ#?secret=UvqjXXuv2Z\" data-secret=\"UvqjXXuv2Z\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>The report stated:<\/p>\n<blockquote><p>\u201cLooking ahead we expect current trends to continue with house price growth losing momentum in cities across southern England where housing unaffordability is at a record high and has priced large numbers of households out of the market. Weaker investor demand supports this trend, taking demand out of the market and adding to supply as investors look to rationalise and de-leverage portfolios in the wake of tax changes.\u201d<\/p><\/blockquote>\n<p>For the rest of 2017, the report predicts <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/05\/03\/uk-property-market-bottoming\/\" target=\"\" rel=\"noopener\">a slowdown in house price growth in London<\/a> down to 2% or 3%.
