With the national average rising 3%, Yorkshire and Humber (4.5%) and the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/08\/31\/north-west-home-entrepreneurs-small-businesses\/\" target=\"\" rel=\"noopener\">North West<\/a> (4.4%) overtook East of England as the best performing individual regions.<\/strong><\/p>\n<p>The top UK locations for rental properties on Rightmove, driven by tenants, is dominated by the north. Three <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/02\/06\/manchester-property-prices-will-grow-28-2\/\" target=\"\" rel=\"noopener\">Greater Manchester<\/a> and Cheshire areas, namely Ashton-Under-Lyne, Oldham and Stockport, sit in the top five most highly demanded destinations outside of Greater London, accompanied by <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/01\/31\/meet-property-hotspots-2017-manchester-birmingham-edinburgh\/\" target=\"\" rel=\"noopener\">Edinburgh<\/a> and Wellingborough, Northamptonshire.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"Xbmoczcg9l\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/12\/property-investment-england-focus-north-west\/\">Property Investment in England: Focus North West<\/a><\/p><\/blockquote>\n<p><iframe loading=\"lazy\" class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;Property Investment in England: Focus North West&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/12\/property-investment-england-focus-north-west\/embed\/#?secret=TB824TGxpF#?secret=Xbmoczcg9l\" data-secret=\"Xbmoczcg9l\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>In <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/02\/23\/broken-londons-house-prices-one-graph\/\" target=\"\" rel=\"noopener\">Greater London<\/a>, Rightmove noticed a trend in tenants looking to Outer London, in search for better value, with areas such as Rainham, Bexleyheath and Erith proving most popular. Outer London recorded a comparatively small 2.5% drop in rental values, considering the 5.2% drop suffered by Inner London landlords.<\/p>\n<p>Rightmove\u2019s Head of Lettings, Sam Mitchell, said \u201cif the tax changes being phased in from this April lead to even fewer buy-to-let purchases and some landlords deciding to sell, then a tightening of supply in some areas will lead to increasing rents. We forecast that asking rents could rise by 4% outside London by the end of 2017, although in London prices are likely to stay flat.\u201d<\/p>\n<p>https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/02\/15\/60-buy-lets-bought-mortgage-free\/<\/p>\n<p>The report states that <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/02\/08\/january-house-price-index-record-low-supply-presents-opportunity-buy-let-investor\/\" target=\"\" rel=\"noopener\">buy-to-let investors<\/a> looking to grow their portfolio should consider areas such as Merseyside and Lancashire for the best yields, and would be likely to achieve over 7% by acquiring properties that are suitable for families and young professionals who are looking for longer term contracts.<\/p>\n<p>Mitchell continues:<\/p>\n<blockquote><p>\u201cInvestors looking for the strongest yields could consider investing in certain areas in the North West where both demand and yields are high.
